One of the easiest ways to create extra mortgage paperwork? Moving money around without asking first.

A transfer between your own accounts can feel completely harmless.

So can:

depositing cash you had at home
having a family member send money for closing
moving funds to a new bank
making a large deposit right before underwriting

The issue usually isn’t that the money can’t be used.

The issue is that we may have to document exactly where it came from and where it went.

And something simple can turn into:
extra statements, extra explanations, extra paperwork… and sometimes delays.

So my rule for buyers is pretty simple:

If you’re under contract or already pre-approved, ask before you move money.

A 30-second text can save you a lot of unnecessary back-and-forth later.

Same goes for the new car.

Or the ā€œ10% off if you open a store card todayā€ deal.

While you’re getting a mortgage, new debt and new credit can change the numbers we originally approved.

That doesn’t mean you have to put your entire life on hold.

It means:

Text your lender before you do something that could affect the loan.

I would much rather answer a 30-second text than spend the next two days figuring out how to undo something.

Already pre-approved?

Save this one for the next time somebody offers you 0% financing for 24 months.

Things like:

ā€œI opened a new credit card for the points.ā€

ā€œMy dad is giving me cash for closing.ā€

ā€œI’m thinking about buying a car.ā€

ā€œI moved some money around.ā€

ā€œI’m switching jobs.ā€

None of those automatically mean your loan is in trouble.

But they can change the paperwork, the qualifying numbers, or what underwriting needs from you.

The easiest way to make the mortgage process smoother?

Ask before you make the move.

A quick text to your lender can save you a whole lot of backtracking later.

Don’t automatically assume the best way to lower your monthly debt is by putting a bunch of money toward your down payment.
Sometimes, you can actually create a better overall situation for yourself by putting LESS money down and using some of that cash to pay off other debt.
If putting an extra $15,000 down only saves you $100/month on the mortgage, but using that same $15,000 eliminates a $600/month car payment, that’s something we need to look at.
Whenever you’re buying a house, you need to look at your specific scenario from a macro viewpoint. How much cash do you have? What debts are you carrying? What does each option do to your monthly payment? How much money are you left with after closing?
There isn’t one answer that works for everyone.
Run the numbers first. Then decide where your money works best.

If you’re looking at condos near the beach, this is one of the first questions I’d want answered:
Is it warrantable or non-warrantable?

Most buyers have never even heard those terms.

But that one detail can completely change your financing options.

In a market like Wilmington, Carolina Beach, Kure Beach, and Wrightsville Beach, condos can be great options — but not every condo project is financed the same way.

A warrantable condo usually gives you more conventional loan options and can be easier to finance.

A non-warrantable condo can mean fewer lender options, different guidelines, and sometimes more money down.

So before you get too attached to the view, the balcony, or the location… make sure the financing side makes sense too.

Because sometimes it’s not you that’s the issue.
It’s the condo itself.

The payment you see on a listing is usually not the payment I want you relying on.

Especially around Wilmington and the coast.

Two homes with the same price can have very different monthly costs once you factor in:

homeowners insurance
flood insurance, when required or chosen
wind / hail deductibles
HOA dues
property taxes

That’s why I’d rather look at the actual address and build the payment from the ground up.

The list price tells you what the seller wants.

It does not tell you what the house will really cost you each month.

And as a former QB, I’ll give homebuyers pretty much the same advice I’d give an offense:

Have a game plan before you start calling plays.

Know the monthly payment you actually want to live with.

Protect your cash while you’re going through the process.

Don’t randomly take on new debt before closing.

And if you’re about to make a big financial move?

Call your lender before you audible!

The mortgage process really doesn’t need to be complicated. A lot of the headaches happen when somebody makes a move without realizing it can affect the loan.

Now for the important question…

Don’t let that stop you from comparing your options.

Credit scoring models are designed to account for mortgage shopping. Multiple mortgage inquires made within a certain window are generally grouped together for scoring purposes.

When you do compare lenders, don’t just compare the rate. Compare the points and fees.

If a seller gives you $10,000… do you want it off the price or toward your closing costs?

Most buyers assume the price reduction is automatically the better deal.

But not always.

On a $400,000 example with 5% down and a 6.5% rate, a $10,000 price cut only lowers principal and interest by about $60/month.

A $10,000 seller credit may be able to go toward eligible closing costs, prepaids, or even rate costs depending on the loan structure and program limits.

That can matter a lot if your biggest issue is cash to close, not the monthly payment.

So this is one of those situations where I’d rather ask:

What problem are we actually trying to solve?

Lower payment?
Less cash at closing?
Keep more money in savings?

That answer should drive the negotiation.
