Thinking about buying a home but not sure where to start?

Start by getting a good look at your budget, what you have saved, and what kind of monthly payment would feel comfortable for you.

From there, talking with a loan officer can help you understand your options and get a better idea of what price range may make sense.

You don’t have to have everything figured out before you begin. The first step is simply getting a clearer picture of what buying a home could look like for you.

Waiting for the “perfect” market can sometimes mean missing opportunities that are already available.

In today’s market, some buyers may have more room to negotiate on things like seller concessions, closing costs, repairs or other terms of the sale. With less competition in certain areas, being prepared can make a difference.

Every buyer’s situation is different, but understanding the full picture can help you make a more informed decision when the right home comes along.

When you apply for a mortgage, lenders look at more than just one number.

They consider different parts of your financial picture, often referred to as the 4 C’s of qualifying for a mortgage:

Capacity — Your ability to repay the loan. Lenders may consider your income, employment history, savings, monthly debts, and other financial obligations.
Capital — The money and assets you have available, such as savings and investments. These funds may be used toward your down payment, closing costs, or other expenses.
Collateral — The property itself helps secure the mortgage. The home’s value is reviewed to help confirm the loan amount is appropriate for the property.
Credit — Your credit history gives lenders a look at how you’ve managed debt and payments over time.

Each of these areas helps lenders build a more complete picture when reviewing a mortgage application. Understanding them gives you a better idea of what to expect during the process.

Thinking about buying a home often comes with a lot of questions.

Where do you start? What does the process look like? What financing options are available?

You don’t have to know all the answers before having that first conversation. A loan officer can help explain your options, walk you through the process, and help you understand what to expect along the way.

Getting started begins with asking questions.

Buying a home comes with a lot of moving pieces, especially when it comes to financing.

As a loan officer, my role is to help you understand your loan options, answer questions, and guide you through the mortgage process.

From getting started with an application to understanding what’s needed along the way, I’m here to help you know what to expect as you move toward closing.

If questions come up along the way, I’m here to help you understand what they mean and what comes next.

Thinking about waiting to buy a home?

Every market is different, and no one knows exactly what the next year will bring. While waiting may make sense for some buyers, it's also important to consider how changing home prices, rent payments, and loan programs could affect your homebuying journey.

Understanding your options today can help you make a more informed decision for tomorrow.

What’s actually included in your monthly mortgage payment?

Depending on your loan and individual situation, your payment may include several different pieces:

Principal – The portion of your payment that reduces the amount you borrowed.
Interest – The cost of borrowing money from your lender.
Property Taxes – Taxes paid to your local government that may be collected as part of your monthly payment through an escrow account.
Homeowners Insurance – Helps protect your home from covered damage or loss and may be paid through escrow.
Mortgage Insurance (if applicable) – Some loans require mortgage insurance, which may be included in your monthly payment.

Every homebuyer’s situation is different, so what’s included in your monthly payment can vary. Understanding each piece can make your mortgage feel a little easier to navigate.

A smoother start to homeownership starts with understanding your options.

A 2/1 Buydown Program may help qualified homebuyers lower their monthly mortgage payments for the first two years after purchasing a home. This can provide extra financial flexibility as you settle into your new home.

Connect with one of our loan officers to learn whether a 2/1 Buydown Program may be a good fit for your homeownership goals.

For informational purposes only. All mortgage loan applicants are subject to credit and underwriting approval. This is not a commitment to lend.

*Interested parties to a transaction include, but are not limited to, the property seller, the builder/developer, the real estate agent or broker, or an affiliate who may benefit from the sale of the property and/or the sale of the property at the highest price possible.
