For the last few years, it has been easy to assume that every increase in mortgage rates would push more buyers out of the market. Higher payments change affordability quickly, and for plenty of households, that absolutely affects what they can buy or whether they are comfortable buying at all.

But August delivered an interesting reminder that real estate does not always move according to the cleanest economic storyline.
Pending home sales increased slightly from July even as mortgage rates moved higher. Nationally, contract signings were up 0.3% for the month, with gains concentrated in the South and West. In the West, pending sales increased 3% from July.

That does not mean the housing market suddenly became strong again. Pending sales were still 4.7% lower than a year earlier, and the National Association of REALTORS® noted that contract activity remains well below the levels seen before the pandemic.
What it does show is that buyers have not simply disappeared. They are still moving when the right reason, property, or opportunity comes along.

And that distinction matters.
