Bonus or commission income can make a borrower’s income look stronger, but don’t count it toward qualifying income too quickly.

Before including bonus or commission income, check the applicable guidelines and make sure the borrower meets the requirements for using it. The income may need a specific history, consistency, and proper documentation to be considered eligible.

This is where experienced Loan Officers make a difference. They don’t just look at the income amount, they verify whether the income can actually be used for qualifying.
