As federal policymakers push for restrictions on institutional ownership of single-family homes, many firms operating in the single-family rental (SFR) and Build-to-Rent (BTR) spaces are pulling back on future acquisitions and developing rental communities.

In aggregate, these institutional firms surveyed by ResiClub say they have delayed or decided not to move forward with over 6,000 single-family deals—whether through Build-to-Rent or Fix-to-Rent strategies—due to policy and regulatory uncertainty.

The average U.S. homebuyer put down $64,000 on a home purchase in March 2026, down 1.5% from a year earlier, according to a new report from Redfin, a shift that could signal changing borrower behavior as affordability pressures continue to reshape the housing market.

The report found that the median down payment fell to 15% of a home's purchase price, down from 16.1% a year earlier. While the decline is modest, it marks a notable change after years of elevated down payments during the pandemic-era housing boom.

Good news on main street is typically bad news for interest rates.
The BLS Jobs report showed that there was an increase of 172,000 jobs in the month of May, which was well above market expectations of 85,000. Employment gains in March and April combined were revised higher by 93,000.
The unemployment rate remained at 4.3%, agreeing with estimates.

Average weekly earnings were up 0.3% for the month and up 3.7% year over year.

Today's numbers are pushing rates up a bit.
