Here are three evergreen best practices to implement on every listing:

🚨 THE CLOCK IS TICKING: Is your real estate pipeline ready for November 2nd?

Starting November 2, 2026, Fannie Mae and Freddie Mac are enforcing a strict mandate: all new appraisal submissions must use the new UAD 3.6 / redesigned URAR digital format. This transition completely retires old, typewriter-era forms like the 1004, 1073, and 2055 that the industry has used for over 20 years.

Here is the critical detail most agents are missing: The rule is based on the UCDP submission date, NOT the physical appraisal effective date.

If a home is inspected on October 28th, but the lender doesn't submit the appraisal to the portal until November 3rd, the old format will trigger a Fatal severity rejection, stalling your file and delaying your closing.

How to protect your clients and transactions:
1️⃣ Anticipate longer on-site times: Appraisers will be on-site twice as long (typically a full hour) to take granular room-level measurements and photos.
2️⃣ Build a Property Data File at listing: Don't wait for the appraisal to be ordered. Compile permit history, HOA financials, detailed renovation receipts, and mechanical specs upfront.

Many potential homebuyers (72%) are holding off buying for now, and they've been waiting an average of 13 months for rates to come down. The average mortgage interest rate they are holding out for is around 5%.
Millennials have waited the longest at 14 months, compared to 8 months for Gen Z. The other 28% of homebuyers are actively searching and ready to buy.
While they wait, home prices continue to increase, (in most areas). Waiting for a rate that may take another year or 2 to present itself, may not be a winning long term strategy.

Manufacturing, professional services, and information shed jobs. Education and health care, construction, and leisure and hospitality all showed solid hiring.
