Labor Day weekend is supposed to be about taking a break from labor…

Apparently, my mortgage files didn’t get the memo. 😂

While the grills are fired up, the boats are out, and the out-of-office replies are working overtime, I’ll still have my phone nearby. 📱

Because real estate doesn’t always operate Monday through Friday from 9–5.

🔑 Why walk in with one key when your financial situation may call for a completely different door?

One of the biggest advantages of working with a mortgage broker is optionality.

Every borrower is different. Income looks different. Credit profiles look different. Properties look different. Financial goals look different.

So why should every mortgage solution look the same?

As a mortgage broker, I have access to a variety of lenders, programs, and underwriting guidelines—which means I have more places to look when determining how to structure a client’s financing.

That can include everything from:

🏡 Conventional financing
🔑 FHA & VA
💎 Jumbo
📈 DSCR investment loans
🏦 Bank statement programs
📊 P&L programs
💼 Non-QM solutions
💰 HELOCs & second liens
…and plenty in between.

And here’s the part I think is especially important:

One lender saying “no” doesn’t necessarily mean the answer is no.

Sometimes a borrower doesn’t fit one lender’s guidelines—but fits another lender’s guidelines beautifully. Sometimes the solution isn’t changing the borrower. It’s finding the right door.

That doesn’t mean there’s a program for every scenario or that approval is guaranteed. It means that instead of starting with one lender and trying to make every borrower fit inside the same box, we can start with the borrower and explore the lending avenues available for their specific situation.

That’s the broker advantage.

🏡 You got preapproved! Time to go shopping… for a HOUSE. Not everything else. 😉

Getting preapproved is exciting, but here’s something every homebuyer needs to remember:

Your financial profile still matters all the way through closing.

That means the time between preapproval and getting your keys is probably not the time to celebrate by financing the new couch for the living room you don’t technically own yet. 😂

Before closing, always talk to your mortgage professional before you:

💳 Open new credit
🚗 Buy or lease a vehicle
🛋️ Finance furniture
💰 Move large amounts of money
💼 Make major changes to your employment or income

Even seemingly harmless financial decisions can potentially affect your loan approval, interest rate, documentation requirements, or closing timeline.

And please—don’t be afraid to ask! I’d much rather get the “Michelle, can I do this?” phone call before the purchase than the “Michelle, I already did this…” phone call afterward. 😅

My job isn’t just to get you preapproved. It’s to help protect that preapproval and guide you all the way to the closing table.

Buy the couch AFTER you buy the house. 😉 🔑

🏡 Not every mortgage requires the same type of appraisal—and sometimes, you may not need a traditional appraisal at all.

Depending on the property, loan details, and available property data, the valuation process can look very different from one transaction to another.

You may see:

🔍 Complete Appraisal — A licensed appraiser physically inspects the property and provides an opinion of value.

🏠 Appraisal Waiver — No appraiser visit is required; reliable property data and analytics are used to support the value.

📊 Value Acceptance + PDR (ACE + PDR) — Property data is collected and combined with an automated collateral evaluation, potentially eliminating the need for a traditional interior appraisal.

The important thing for buyers to understand is that these aren’t necessarily options you simply choose from. The appropriate valuation method is determined as part of the mortgage process based on the specific loan and property.

Different outcomes. Same goal: getting you home. 🏡🔑

So, where does working with a mortgage broker come in?

Optionality.

Because mortgage brokers can work with multiple lenders, loan programs, and underwriting guidelines, we have more avenues to explore when structuring your financing.
