💸 Your HOA fees are about to go up — here's why.

Starting with loan applications dated Jan 4, 2027, Fannie Mae & Freddie Mac require condo budgets to send 15% of annual assessment income to reserves (up from 10%).

$500K in annual assessments? That's $75K to reserves instead of $50K.

Boards are raising fees NOW to stay financeable — a building that can't hit 15% risks becoming non-warrantable.

→ Buyers: read the HOA budget before you offer. Rising fees hit your DTI too.
→ Sellers: get your building's numbers in order early.

Heads up for my realtor partners: appraisals change November 2, and it affects your closing timelines.

Fannie Mae and Freddie Mac are replacing fixed forms (like the 1004) with one flexible report — UAD 3.6 — that adapts to the property: condo, accessory apartment, outbuilding.

The trigger date is November 2, 2026: new reports first submitted to the Fannie/Freddie portal on or after that date must use UAD 3.6. It's the submission date, not the closing date. (Conventional loans; FHA, VA, USDA are on separate timelines.) Update: lenders can request an exception to keep the old format through May 19, 2027.

Expect more documentation — room-by-room condition details, roof age, photos of every bedroom and living area — and longer turn times. Order early and confirm the fee and delivery date.

🧮 Let's do the math on the new rental income rules.

Fannie Mae's update (SEL-2026-08, required Nov 1) changed HOW rent counts. Simple illustration:

Market rent: $2,400/mo
× 75% (vacancy & maintenance) = $1,800
− PITIA on that home: $1,650
= $150 → offsets that home's payment ONLY. Not added to your income.

But if the PITIA were $2,000? That $200 shortfall gets ADDED to your debt-to-income ratio.

Two more pieces from the same update:
→ Airbnb / short-term rental income: 50% factor with qualified STR data — positive income generally only offsets PITIA
→ Investment property bought within 45 days of applying: a lease alone won't cut it — market rent must be established

Numbers first, house second. That's how you avoid surprises in underwriting.

🏢 You can have an 800 credit score, 25% down, perfect income — and still get DENIED on a condo.

Not because of you. Because of the building.

Since Aug 3, 2026, Fannie Mae & Freddie Mac require a Full Review on most established condo projects. If the project fails — weak reserves, litigation, deferred maintenance, insurance gaps — it becomes "non-warrantable," and conventional financing is off the table.

Check before you write the offer: HOA budget & reserves, reserve study, master insurance, litigation, special assessments, delinquency rates.

🏠 Move-up buyers, this one's for you.

Under Fannie Mae's new rules (SEL-2026-08), you NO LONGER need a signed lease on your current home for its rental income to help you qualify for the next one.

Instead, the lender documents market rent — through an appraisal, a Form 1007, or a market analysis (MLS, Zillow, Redfin with 3+ comps) — and runs: Market Rent × 75% − PITIA.

Two catches to know:
→ If that number comes out positive, it only offsets the payment on the home you're leaving. It's NOT added to your income.
→ With less than 12 months of landlord experience, expect to show 6 months of that payment in reserves.

Realtors — stop telling move-up buyers to "just get a tenant first." The lease isn't the measurement anymore. Get the lender involved early.

🏢 Condo buyers — the rules just changed, and the BUILDING matters as much as you do.

Fannie Mae & Freddie Mac rewrote condo project standards this year:

→ The fast lane is GONE. Limited Review retired Aug 3, 2026 — most established projects now need a Full Review (budget, reserves, insurance, litigation, assessments, building condition).
→ Reserves jump 10% → 15% on Jan 4, 2027. Budgets must show 15% of annual assessment income going to reserves.
→ Good news: small projects (2–10 units) get expanded waivers, investor caps eased, more insurance flexibility.

A buyer with an 800 credit score can still get denied — because of the BUILDING, not the borrower.
