Can someone gift you money for a down payment?

Many mortgage programs permit eligible gift funds, but the rules depend on the program, the relationship to the donor, and how the funds are documented.

A gift letter may be required, along with evidence of the transfer or the donor's funds. Some programs restrict who may give a gift, and a repayable loan generally isn't treated as a gift.

Before anyone moves money, confirm the program requirements with your mortgage advisor. That can help avoid last-minute documentation problems.

Your down payment isn't the only cash you may need to buy a home.

Closing costs can include lender and third-party charges such as appraisal, title, escrow, and recording fees, plus prepaid expenses such as homeowners insurance, interest, and property-tax deposits where applicable.

The amount varies by loan, property, location, and timing. Some costs may be offset by permitted seller or lender credits, but credits have rules and tradeoffs.

Before choosing a down payment, look at the full estimated cash to close and the savings you'll have left afterward. Ask for an itemized Loan Estimate and review the details, not just the headline rate.

The lowest mortgage rate isn't necessarily the lowest-cost loan.

A rate quote is only part of the picture. Points, lender fees, APR, cash to close, and how long you expect to keep the loan all affect the comparison.

Ask for quotes with matching assumptions so you can compare the tradeoffs instead of choosing based on one number.

What documents will I need for mortgage pre-approval?

Most buyers can expect requests for identification, income documentation, and asset statements. Depending on your situation, that might include pay stubs, W-2s, tax returns, bank statements, or records of gift funds.

Self-employed income, rental income, and complex assets may require additional documents. The point of reviewing these early isn't to create paperwork. It's to uncover questions before a purchase deadline.

PMI isn't automatically money wasted.

Private mortgage insurance is typically associated with conventional loans when a buyer puts less than 20% down. It's an added cost, but it may allow someone to buy while keeping more savings available.

Compare the actual monthly PMI cost against the cash required to avoid it, the impact on reserves, and your other priorities. The right answer depends on the numbers and your comfort level.
