🏡 Just closed on a home in Georgia… are you paying more property tax than you need to?

Most new homeowners miss this one. 👇

✅ Filing a homestead exemption is free, and you generally only file once
✅ The deadline is April 1, and you must own and live in the home by January 1
✅ Your first-year payment is often estimated without the exemption, so your escrow can drop after it kicks in
✅ A seller’s tax bill isn’t yours. Their senior exemption may not carry over to you
✅ Tip: update the address on your driver’s license first. A mismatch is the #1 reason applications get rejected

Can family help with your down payment? 🏡

Yes, and it’s one of the most common ways Georgia buyers get to the closing table. Here’s what lenders look for:

✅ Gift funds are allowed on every major loan program (Conventional, FHA, VA, USDA)
✅ On FHA, the full 3.5% down payment can come from a gift
✅ Conventional donors generally need to be relatives, so a friend usually doesn’t qualify
✅ You need a signed gift letter, plus a paper trail showing the money moving
✅ Use a wire or check, not cash, and move the money only once
✅ Buying from a relative? A gift of equity can mean little or no cash down
✅ For the buyer, gift funds generally aren’t taxed. Any gift tax filing falls on the donor
