100th Hero closing today all with the help of John N Cindy Kavanagh who referred this hero buyer to me after his lender killed the deal just a couple days before closing. They negotiated an extension and today we closed. Jim and his 2 dogs can move out of the hotel tonight and into their new condo on Chicago’s lakefront.

Hero closing #99 for me in the books. Laurie Lipke Knott met the buyer 2 years ago at her open house and today the Hero closed on her first ever home. Laurie kept in touch and nurtured the Hero until she was ready. 30 plus showings over 5 months they found the 1. Sometimes Heroes aren’t ready when you first meet and this is a perfect example of being patient and staying in communication.

When emergencies happen, first responders answer the call. They run toward danger, provide care in critical moments, protect their communities, and show up when people need help most.

Borrowed but true……

“🏡 Waiting for mortgage rates to hit 5%? That might not be the best strategy.

I hear it all the time…

“I’m just going to wait until rates get back into the 5s before I buy.”

Here’s the problem with that approach: Nobody knows when—or IF—that’s going to happen anytime soon.

Even the experts can’t consistently predict where mortgage rates are headed. Forecasts change constantly based on inflation, the economy, and the bond market.

And while you’re waiting for that perfect rate, you could be missing opportunities right in front of you.

💰 Sellers willing to negotiate on price and closing costs.

📉 Seller credits that can be used to temporarily or permanently reduce your interest rate.

The smartest buyers aren’t necessarily waiting for the perfect market. They’re finding ways to make the CURRENT market work for them.

Does that mean everyone should buy right now? Absolutely not.

But your homebuying decision should be based on your financial situation, your goals, and a payment you’re comfortable with—not a prediction that may never materialize.

Buy when the numbers make sense. If rates improve down the road, refinancing may be an option.

Don’t put your future on hold waiting for a number. Have a strategy instead.

National Pets for Vets Day

🐾 Today, we celebrate Pets for Vets Day and the incredible bond between veterans and their four-legged companions.

For many veterans, the transition from military service to civilian life can bring new challenges. The companionship, comfort, and unconditional love of a pet can make a meaningful difference along the way.

Today is a reminder that sometimes a hero's greatest support comes with four paws, a wagging tail, and absolutely no respect for personal space.

To the veterans and the animals who stand beside them: thank you for the joy, comfort, and companionship you bring to one another. ❤️

Another Hero closing in the books but this time Both are Heroes! With some seller side delays we still managed to get them closed before their upcoming wedding day. Both were amazing to work work. Shout out to HFH realtor affiliate Laurie Lipke Knott who found them their dream home and negotiated a huge credit to reduce their cash to close. They loved their tasty treats too.
