Rates moved in the wrong direction this week. Here's what drove it.

Monday opened with markets already on edge β€” the Fed's September meeting odds had traders pricing in a hold, and housing data was setting up to disappoint. Tuesday confirmed it: housing starts fell sharply in July, and oil held near $85 as the Iran situation dragged on with no resolution in sight.

Wednesday brought some brief relief when Treasury announced an expanded buyback program for longer-term debt. But that didn't last. The same day, the national debt crossed $40 trillion, and the Fed's meeting minutes dropped with a clear message: if inflation doesn't keep cooling, rates may need to go higher.

Thursday gave that back and then some.

The labor market is still holding, but the Fed isn't ready to ease. And oil prices mean inflation has another potential leg up.

Monday opened with everyone waiting on inflation data after a soft jobs report. Wednesday's CPI came in cooperative. Thursday's producer prices told the same story. By Friday, retail sales came in negative when growth was expected, and the conversation had fully shifted from whether the Fed hikes in September to how long they hold.
That combination, easing inflation plus a cooling consumer, is the backdrop that gives mortgage pricing room to breathe.

This week opened with some hope. Middle East tensions paused, and there was talk of positive conversations with Iran.

That didn't last. By Wednesday, attacks had escalated again and oil ticked back up, right as the Fed sat down for its meeting.

The Fed held rates steady, as expected, though three officials dissented in favor of a hike. Growth cooled slightly, but jobs stayed resilient and inflation kept easing.

By Friday, consumer sentiment improved as gas prices eased, even with rate-hike odds for September climbing back above 65%.

Markets rarely move in a straight line. That's exactly why it helps to have someone watching it for you.
