Picture of me on a fence in 1986 to mention to prospective buyers that are "on the fence" about starting a home search that NOW would be a great time. Just this week I helped 3 homeowners get into new homes; they had missed out multiple times in last summer's craziness. It ended up better for them than they had imagined. The market has cooled just a bit, and you CAN get an offer accepted.

Multiple offer scenario, I call listing (seller's) agent:

Me: Intro and mention how strong and complete the buyer's loan file is. It's rock solid.
Agent: Listens for 5-10 minutes
Me: Is there anything else that you would like to know?
Agent: No, my sellers accepted your buyer's offer 15 minutes ago.
Me: Great! ...so...I gotta ask: why did you let me go on and on?
Agent: You seemed so committed to your pitch, I didn't want to stop you 😂
