Our last post was for our sellers, this one is for our buyers. If you are waiting for rates to drop it could cost you almost $100,000.

Right now it’s a buyer’s market. Homes are sitting, sellers are negotiating, and buyers can offer under asking and still have the seller cover their closing costs.

When rates come down, buyers who’ve been waiting will all jump back in at the same time. Prices go up, bidding wars come back, and seller concessions go away. We compared the same home in both markets, and waiting comes out to $19,550 more cash to close plus $75,000 in missed equity. The monthly payment is still higher, even at a lower rate.

Marry the house, date the rate. If rates drop down the road, our team can look at a refinance then.

Send this to someone whose home has been sitting on the market 🏡

There are over 5,100 homes for sale in Montgomery County right now, and the typical listing is sitting for almost two months. When buyers have that many options, a price cut alone usually isn’t enough to stand out.

Here’s why. A $10,000 price cut only lowers a buyer’s payment by about $66 a month. That same money put toward a seller-paid temporary buydown can lower their payment by $386 a month in the first year, and it costs the seller less.
