Don’t pay your 30 year mortgage for 30 years 👀

This is how people pay off their homes in 10-15 years without refinancing into a 15 year loan.

Just 1 extra payment a year can take around 5 years off your mortgage and save you THOUSANDS in interest because the extra payment goes straight toward principal.

Small extra payments now = way less interest over time.

Believing in my buyers makes all the difference.

A lot of people get told “no” by traditional lenders and think that means homeownership is impossible for them. Most of the time, it just means they haven’t had a lender willing to actually look for solutions.

One of my favorite parts of being a younger loan officer is knowing how to utilize newer tools, programs, and non-QM options that a lot of traditional lenders shy away from. I work with buyers on their credit, look at the full picture, and get creative when needed.

Sometimes the difference between staying stuck renting and owning a home is simply having a lender who believes in you and wants it just as badly as you do. 🏡

Your monthly “mortgage payment” usually isn’t just your mortgage.

It’s PITI + MI + HOA

Principal + Interest = the actual loan
Taxes + Insurance = the stuff people forget goes up each year

Bank statement loans qualify you based on your deposits, not your write-offs.

Just had one go from submission to CTC in under 4 days at 6.625% (6.884% APR).

Most people don’t even realize this exists, so here’s the quick version:

You need around a 620–640 credit score to qualify

And yes there are income limits…
but in Montgomery County they can go up to around $110K–$130K+ depending on household size

So a lot more people qualify than you think

You can get up to 5% in assistance
That covers your down payment and helps with closing costs (if you have a good realtor to negotiate seller concessions, they can cover what’s left)

And it’s FORGIVABLE 🗣️

Make your payments on time for 3 years
Don’t sell or refinance during that time
And the assistance is gone… you never pay it back and it’s never held against you.

That’s how people are getting into homes without draining their savings

If you’ve been waiting because you think you make too much or don’t have enough saved… you might be wrong

It does not take 20% down to buy a house.

That idea comes from a completely different time when loans looked nothing like they do today.

Mortgage insurance was created to make homeownership possible with lower down payments, not to punish buyers. And now it is way more affordable than people think. There are loan options with 3%, 3.5%, even 0% down.

On conventional loans, it is not forever either. It will fall off once you build enough equity.

Your first home is not your dream home. It is what gets you in the game.

If you have been waiting to hit 20% down, you might be waiting a lot longer than you need to.
