One thing I think more surviving spouses of veterans should know:

VA loan benefits don’t always end when a veteran passes away. šŸ‡ŗšŸ‡ø

In many cases, an eligible surviving spouse may still qualify for a VA loan benefit, including the ability to purchase a home with no down payment.

It’s a benefit that’s often overlooked, and one that can make a huge difference during an already difficult season of life.

If you or someone you know has questions about surviving spouse eligibility, I’m always happy to help point you in the right direction. ā¤ļø

Big change in the financial world today!

Kevin Warsh was officially sworn in as the new Chair of the Federal Reserve, replacing Jerome Powell.

Warsh is a former Fed governor and has historically been viewed as more hawkish on inflation, with a stronger focus on reducing the Fed’s balance sheet and reining in inflation pressures.

So… what does this mean for mortgage rates? It’s still early (and mortgage rates don’t directly follow the Fed Funds Rate), but markets will be paying close attention to the tone and direction of policy under new leadership.

One thing is certain: Fed leadership changes matter because they shape market expectations, inflation outlooks, and future rate conversations.

Stay tuned!

Most people think credit scores only matter for getting APPROVED for a mortgage…

But your score can also impact:
• Your interest rate
• Mortgage insurance costs
• Down payment requirements
• Loan program options
• And ultimately… your monthly payment

Two buyers can qualify for the same house and end up with very different loan terms based on credit profile alone.

The good news? You do NOT need perfect credit to buy a home. Sometimes even small improvements can make a meaningful difference in your options and long-term costs. BUT, be sure to check in with your lender before making credit moves. We can guide you on what helps, hurts, or is a waste of time and money.

Property tax protest deadlines are here in Texas ā°

It’s worth protesting.

A successful protest could potentially lower:
• your annual property taxes
• your monthly escrow payment
• and your overall housing costs

We are in crunch timing for filing by the May 15th deadline, but there’s still time to file!

🚨ATTENTION TEXAS HOMEOWNERS 🚨

It’s that time of year again! Tax assessments have been mailed out, and the deadline to file your protest is May 15th. And if you haven’t looked at your assessment yet, it’s worth taking a few minutes to check it out.

A successful protest could potentially lower:
āž”ļø your annual property taxes
āž”ļø your monthly escrow payment
āž”ļø and your overall housing costs

A lot of homeowners assume the assessed value ā€œis what it is.ā€ … It’s not.

You absolutely have the right to challenge it if the value seems too high.

And yes, even last minute, there’s still time to file.

Let me say it in Spanish since it’s Cinco de Mayo… NO šŸ˜‰

Just because you’re prequalified doesn’t mean you need to sprint into a contract.

You’re allowed to look.
You’re allowed to wait.
You’re allowed to be picky.

Prequalifications are typically good for 120 days. You’ve got time to find the right house. And if you need more time? They’re generally quick and easy to update. Ā”No te preocupes!

This was a favorite quote of a teacher I had wayyy back in junior high that has always stuck with me. It’s an easy one to remember, and it applies to so many things… home buying included.

Buying a home isn’t about perfection. It’s about preparation. And that’s where I come in. šŸ«¶šŸ¼
