Self-employed in California and your tax returns are getting in the way of buying a home, this is worth reading.

Your CPA writing off a lot doesn't mean you can't buy, it just means a traditional loan isn't your path. A bank statement loan uses your last 12 months of deposits instead of your returns to show what you actually earn, and in a lot of cases that means buying with as little as 10% down.

Told you don't qualify for a home loan in California, before you give up, read this.
For over a decade outside-the-box financing has been my whole specialty. Self-employed buyers, business owners, foreign nationals, investors, people with the means who just can't show it the traditional way. I've helped a lot of them buy when they were sure they couldn't.
A no from one lender isn't the final word. Usually it just means you haven't found the right program yet.
