A denial is not the end of the road. It is often just the beginning of the plan.

Three years ago, I met with a family who wanted to buy a home but could not qualify. Two things were standing in the way: credit issues and income that was not yet sufficient to qualify for the purchase they needed.

We connected them with a credit repair company, helped them understand exactly what numbers they needed to hit, and put a plan in place.

They came back recently. Credit scores improved. Income in a better position. And this time, they were ready.

Four people are purchasing the home together -- two sisters, a mom, and a dad, all buying their family home as a team. They are now in escrow and will be homeowners within the next couple of weeks.

If a service member came to me wanting to purchase a property in San Diego, the first thing I would tell them is this: the VA loan is by far the best loan out there.

The reason is simple. It has multiple advantages that other loan types do not offer. For example, the VA loan does not have a minimum FICO score requirement. That minimum is set by the lender, not the VA. That is one of the most common misconceptions out there.

Here is another one. Many people believe the VA loan can only be used with a spouse. That is partially true -- but you can also use your VA loan to purchase with someone you are not married to. The difference is that you would only be using half of your eligibility, which means a down payment would be required.
