⚠️ Одна маленька кредитна картка може змінити всю вашу іпотеку.

Навіть якщо ви вже отримали pre-approval і все йде до закриття угоди, не відкривайте нові кредитні картки, не фінансуйте меблі, авто чи інші покупки без консультації з вашим loan officer.

Новий hard inquiry або нова кредитна лінія можуть вплинути на ризик по вашому файлу, умови кредиту, розмір початкового внеску — а інколи навіть на саме схвалення.

У моєму випадку клієнтам довелося збільшити down payment з 3% до 7% через нову кредитну активність перед closing.

📌 Головне правило: від pre-approval до отримання ключів — жодних нових кредитів без погодження з вашим loan officer.

Якщо плануєте купівлю нерухомості в США — звертайтесь.

🏡 Менше 20% down payment — але без щомісячного mortgage insurance? Так, це можливо.

Нова програма Forget MI може допомогти покупцям зменшити щомісячний платіж, тому що для тих, хто відповідає вимогам, щомісячне mortgage insurance не потрібне.

Основні умови:
• дохід до 80% AMI
• житло має бути primary residence
• хоча б один позичальник — first-time homebuyer
• мінімальний FICO — 660
• LTV від 80.01% до 97%
• програма доступна через Freddie Mac Home Possible

Тобто ви можете внести навіть від 3% down payment і при цьому не мати щомісячного MI, якщо ваш сценарій відповідає вимогам програми.

Нова програма Freddie Mac Forget MI (FMI) може дозволити покупцям, які відповідають вимогам, придбати житло з першим внеском від 3% та без щомісячної оплати mortgage insurance, що може суттєво зменшити щомісячний платіж.

Основні вимоги програми:

✅ Дохід не більше 80% від середнього доходу у вашому регіоні — AMI
✅ Принаймні один позичальник має бути покупцем житла вперше
✅ Житло має бути основним місцем проживання на одну сім’ю
✅ Фінансування від 80,01% до 97% вартості житла

One of the most rewarding parts of my job is helping good people achieve important milestones in their lives.

What was supposed to be a White Sox game turned into an unforgettable evening. Due to severe weather and a tornado warning, the game was canceled and we spent the evening together in the Rate Club until it was safe to leave.
