Who said mortgage prep has to start with a full application? It can start with one simple folder.

Create a place for financial information you may need later, then organize it one category at a time. This way, you’ll have everything you need when it comes time to kick off your loan application and your journey home.

Remember, what’s actually required may vary, so connect with me and I can provide you with a personalized list. For now, start with one category at a time and keep on going.

The Fed held interest rates steady citing a growing economy and sticky inflation and mortgage rates are expected to stay about where they are as well. A more stable environment makes planning your next home financing move easier. You can focus on your timing and budget instead of trying to anticipate what the future may hold.

A lot of lenders talk about their culture, but at Guaranteed Rate Affinity, we truly walk the walk.

Our focus on sharing our winning practices is a key part of our culture. We lift each other up and celebrate our successes.

Markets are pulling in two directions: inflation is still a concern, but tighter financial conditions could give the Fed reason to stay patient. That makes the next mortgage-rate move hard to call. One of our Loan Officers can help you compare today’s options without building your purchase plan around a prediction.

If your lease ends next spring, the renewal notice can become the deadline that makes the decision for you.

Before you tour anything, open your lease and write down:

1️⃣ The exact lease end date
2️⃣ The date your non renewal notice is due and how it must be delivered
3️⃣ The cost and rules for going month to month or ending the lease earlY
4️⃣ Your target closing window
5️⃣ Your backup plan if closing moves

Then choose your overlap plan:

OPTION A: A short overlap may mean paying rent and a mortgage around the same time, but it gives you breathing room to move and absorb a delayed closing.

OPTION B: Little or no overlap reduces duplicate housing expense, but it requires a backup place to stay and a moving plan that does not depend on a perfect closing date.

OPTION C: A month to month bridge can create flexibility when the lease allows it. Confirm the new rent, notice requirement, and minimum stay first.

Now make the decision with four numbers:

• Your maximum full monthly housing payment.

• Your lender’s estimated cash to close.

• The cash needed outside closing for inspections, moving, utility setup, and any planned overlap.

• The minimum savings you refuse to spend.

Ask your MLO to price the home using the full monthly payment, including principal, interest, property taxes, homeowners insurance, mortgage insurance when applicable, and HOA dues.

If one of those four numbers is missing, the plan is not ready yet.

Save this for later.

Send it to someone who needs to see this.

Running multiple businesses, or juggling income that shifts by the month or the client? Standard income documentation doesn't always fit that. For eligible business owners, a current 12-month profit and loss statement (P&L) may offer a documentation path built for that kind of complexity.

If that sounds like your business, let's talk about your situation.

A week after the Fed raised its benchmark rate, Treasury yields dipped while mortgage rates were mostly flat. With rates remaining high amid persistent inflation, buyers should focus on their budget, timing and financing options.
