Just remember, if you see a ghost today, don’t be afraid to ask about their mortgage. They’ve been sitting on that property for centuries.

When it comes to your mortgage, you deserve more than a name on a screen. You deserve someone who knows your community, understands your goals, and is here when you need them.

At VanDyk Mortgage, local means personal. And we think that makes all the difference.

We all have that one Halloween candy we just can’t resist. Reese’s? Elite. Kit Kats? A classic. Candy corn? Well, we’ll let you decide.

When it comes to homebuying, the same approach applies. Your mortgage shouldn’t be a one-size-fits-all situation. A good lender helps you sort through the options, asks the right questions, and finds a loan that fits your goals instead of just tossing something in your bag and hoping for the best.

An Adjustable-Rate Mortgage (ARM) doesn’t have to be scary! Your rate starts fixed for a set number of years before it can adjust, which could mean a lower starting rate compared to some fixed-rate options. Just keep in mind, your payment could change later.

Let’s talk through what makes sense for you!

You said you were just browsing Zillow. Three hours later, you’ve picked out the kitchen, planned the furniture layout, and decided which room gets the Halloween decorations. Looks like this house hunt has you under its spell! When you’re ready to turn late-night scrolling into a real plan, our loan officers are here to help you explore your options.

One of the best parts of owning a home? You can paint the walls whatever color you want without asking your landlord first. 🎨 From a bold accent wall to finally getting rid of that rental beige, sometimes making a house feel like yours starts with a little paint and a free Saturday.

The house you love, the offer you make, the moving boxes you buy… and then closing costs enter the chat. 👻 The good news? We have options, and we know a thing or two about navigating closing costs. Let one of our experienced loan officers help you explore what works for you!

If you’ve been saving cash in a drawer, safe or very creative hiding spot, your lender may have a few questions if you want to use it for your purchase. Mortgage funds generally need to be sourced and documented, which is a lot harder when the money has been sitting around like Halloween candy nobody is allowed to touch. Your savings are yours — just make sure there’s a paper trail.

Self-employed borrowers can have a few extra steps when it comes to documenting income, especially if business expenses affect what shows on the tax return. If you work for yourself, talking to your lender early can save you from a paperwork jump scare later.
