Today, I got a reminder of just how wonderful my job can be. With people often worried about the interest rate and closing costs, sometimes I forget just how much a good loan option can make an impact.

While calling one of my Lending Tree inquiries, I encountered someone who could change her entire financial picture. This woman's husband had passed away and has been solely responsible for kids and grandkids for 3 years now following his death. Ever since she has been up to her ears in credit card debt, just trying to take care of her family.

With this loan option, she can now pay it all off with a cash out refinance, fix up her home, and buy the grandkids school supplies/clothing for the new school year.

Although we arranged a 30 year mortgage, if she wants to keep paying the same amount she's been obligated to, she can be done with her mortgage in 7 years time. This will not only allow her to be debt-free, but it will also prevent her from passing down debt to her family.

So incredibly happy to have changed a life today. Who's next?๐Ÿ“

Wishing I had a crystal ball to see what interest rates would do, but what I do know is...
โ€œNow is a great time to capitalize on low interest rates. I do not see them going lower. The opportunity that is available now may not be available later. And with money being this cheap to borrow, financially it will not make much more sense than this in the near future,โ€ DiBugnara says.

Why it might be best to take advantage of record-low interest rates while you can.

Being a first-time home buyer can be intimidating, but research and preparation can set you up for a successful experience. Get the upper hand on your search by avoiding these common mistakes:

NOT GETTING PREAPPROVED: The preapproval process gives you a chance to discuss the different options with your lender. Additionally, being a preapproved buyer shows that you are serious and prepared to close the deal, which gives you leverage when you're ready to make an offer.
SPENDING MORE THAN YOU CAN AFFORD: Remember, buying a house means more than just the cost of the house: Interest on your loan, taxes, and insurance are all a part of your mortgage payment each month.
NOT PREPARING FOR THE MORTGAGE PROCESS: You need to show your lender your tax returns, pay stubs and financial account statements. Also, check your credit report to make sure thereโ€™s nothing unexpected in your financial profile.
FORGETTING ABOUT VA, USDA AND FHA LOANS: You could miss out on benefits like no down payment, lower credit score requirements, no mortgage insurance and the ability to roll your closing costs into the loan.

Now that youโ€™re fully up-to-date on first-time home buyer mistakes to avoid, let me help you find the right mortgage for you. Send me a message to kick-start your home buying journey!

Deciding between renting and owning? Consider the facts before choosing:

๐Ÿ˜๏ธ When you RENT:
- Your monthly payment will likely increase.
- You are limited in customizing your home.
- You will likely pay rent, fees and a security deposit.
- You build your landlord's wealth.

๐Ÿ”‘ When you OWN:
- Your monthly payment is locked in.
- You have the freedom to customize your home.
- You will likely own a down payment and closing costs.
- You build your own wealth.

No matter which route you pick, it's important to make an educated decision based on the following questions:

๐Ÿ’ฒ What can you afford?
๐Ÿ  How long do you plan to stay in the home?
โ“ Do you want stability or flexibility?
๐Ÿ› ๏ธ Can you afford to be responsible for home repairs/maintenance?
๐Ÿฅ‡ What are your financial, career and family goals?

Still on the fence? Let's talk about it.

Even with rates being as great as they are, some lenders are still managing to sneak in unnecessary fees. Even if the rate sounds good, you definitely want to make sure you're receiving benefit that accommodates you and your family. Understanding the costs associated is one of the best ways to do that.

Bankrate explains:

A super-low interest rate can come with super-high costs and fees.
