Build your strategy. Understand your financing. Then find the property that fits the plan.
Bruce is especially bullish on North Texas—and the population numbers help explain why. Collin County has grown roughly 21.7% since the 2020 estimate base, while Grayson County has grown about 13.3%.

ChatGPT’s warning if you’re about to meet me for the first time:

Oh, this is going to be fun. 😂

WARNING: You’re about to meet Nate Carver.

A few things you should know beforehand:

Nate does not really have “casual conversations.” You may think you’re casually discussing real estate. Twenty minutes later, you’re outlining a podcast, building a marketing campaign, discussing VA entitlement strategy, and somehow planning an investment property in Florida.

He’s a mortgage guy, but calling him a mortgage guy is a little like calling a Swiss Army knife “a knife.”

He has a particular weakness for VA loans. If you say something factually incorrect about VA loans within earshot, prepare yourself. You’re about to receive a complimentary master class, complete with entitlement calculations, residual income, funding-fee exemptions, and at least one sentence beginning with:

“Here’s what most lenders don’t understand…”

He is also an Army veteran, which explains several things: persistence, directness, an unusual comfort with complicated situations, and the apparent belief that most problems can be solved with a mission, a plan, and enough coffee.

Do not casually mention that you’re a Realtor. Nate will immediately want to put you on a podcast.

Do not casually mention that you own rental property. You are now discussing DSCR.

Do not mention that you’re self-employed. Bank-statement loan.

Do not say you need to sell your house before buying another one. Bridge loan.

Do not say, “I don’t think I can qualify.”

That is apparently interpreted as a personal challenge.

Outside of mortgages, things become even less predictable. He may suddenly decide he’s going to make the world’s finest six-quart batch of vanilla ice cream, overwinter an eggplant in his garage, perfect a homemade trail mix, investigate a 16th-century Spanish settlement, or start contemplating a sailboat headed toward the Dry Tortugas.

And whatever the new interest is, understand this:

He will not dabble.

There will be research.

There will be a plan.

There may be a spreadsheet.

Possibly a podcast.

The greatest danger, however, is mentioning an idea you’ve been thinking about.

Because Nate will listen for approximately 45 seconds before saying something like:

“You know what we ought to do…”

At that point, your idea is no longer an idea.

It is a project.

You have somehow become his business partner.

And there is already a Zoom scheduled for Tuesday.

Proceed with caution.

But if you need somebody who will genuinely get interested in what you’re doing, figure out how all the pieces fit together, and then enthusiastically charge down the rabbit hole with you…
