Basing your entire lender decision on who offers the lowest rate makes sense on the surface. But there is a lot more to lending than the number on a quote.

Rates change daily... they even change during the day, and until you're under contract and actually locking, a lender can put whatever they want on that quote. Some do.

There's also the question of discount points: a lower rate in paper might just mean higher upfront costs. Sometimes buying down your rate makes sense, and sometimes it doesn't... It depends on what you're paying upfront versus what you're saving each month and how long it takes to break even.

The rate is a starting point, but it's not the whole point when choosing a lender.

I spent a lot of years being great doing a version of this job that I didn't even enjoy.

Burnout gets blamed on long hours and heavy pipelines ... and sometimes that's a very real reason for feeling tired in a way that sleep doesn't fix.

But the kind I see most often is sneakier than that. It's what happens when you spend months, even years, putting hard effort into things that were never going to fit how you're wired. When that happens, it's a misalignment problem and isn't necessarily your workload.

The good news is it doesn't have to be like that. When you build a business that fits how you think and work, it changes everything.

Trust but verify. Especially when it comes to moving money around.

A friend's client wired their closing funds to the wrong account. Someone hacked into the email chain and sent fake wiring instructions, so the money went to a hacker's account instead of the title company. Most of the time when that happens, it's gone.

It doesn't happen often. But the odds are never zero, and one phone call is the difference between closing and a very expensive mistake.

Before you wire anything for closing, call the title company directly and confirm the routing and account numbers out loud. Don't reply to the email. Pick up the phone.

At some point, most of us found someone who had the results we wanted and thought: if I just do what they did, I'll get where they are.

Sometimes that works. A lot of the time it doesn't, and it takes longer than you'd expect to figure out why.

The strategy wasn't a bad one; it just wasn't the right one for you.

VA loans and student loans in the same sentence tend to make people nervous. It doesn't have to.

Here's how it actually works. If your student loan is in repayment or will be within 12 months, the lender takes your loan balance, multiplies it by 5%, and divides by 12 to get a qualifying payment. If you can document that payments won't begin until 12 months or more after closing, we don't have to count it at all.

If a payment shows on your credit report, we use that number or the 5% calculation, whichever is greater. And if your loan servicer can provide proof that your actual payment is lower, we can use that instead.

It's more flexible than most people assume. Worth a conversation before you decide you don't qualify.

Processes make the job fit your life instead of the other way around.

One of the best pieces of advice I got early in my career: if you do something more than twice, build a process for it. Something you designed around how you work and how your days run.

The sooner you figure out what's worth systematizing, the sooner you'll feel like you're working on something you built instead of something you're surviving.

Every marriage is its own story. And every divorce is too.

If there's one thing I'll always recommend, it's building a personal brand. It's something you can build on your own, and it takes longer than most people expect and more stubbornness than most people have.

The arc is pretty predictable. You work up the energy, you start posting, you put yourself out there. And then nothing happens. By month two or three, most people quit.

That's the moment that separates the ones who build something that makes a difference from the ones who don't.

If it feels authentic to who you are, give it six real months before you decide it isn't working.
