A few of my favorite client stories start the same way. Someone who had been told no enough times that calling one more lender felt like a waste of time.

Earlier this year, a woman called me and said she was about a year into a Chapter 13 bankruptcy. She’d talked to a couple of lenders, but both of them said they couldn’t help her.

That didn’t faze me.

I was happy to tell her that FHA loans allows someone to buy a home while they’re in a Chp 13. Not every lender will do it, and there are requirements around trustee approval and payment history, but it’s possible.

We got her trustee approval, worked through the process, and she closed on her home a few months later.

I don’t always know why other lenders say no. What I do know is that a complicated file isn’t the same thing as an impossible one.

If you want to buy but aren’t sure what your options are, it never hurts to ask. Worst case, you leave the conversation knowing exactly where you stand and what needs to happen next.

Most deals don't fall apart because of the market or the house; they fall apart because something came up mid-transaction that nobody saw coming, or nobody caught early enough to fix.

I've seen a job change tank an approval the week before closing, and a credit card someone opened for a furniture discount shift their numbers just enough to matter. These things happen more than people expect.

The good news is that most of these situations are workable. The catch is that they're a lot easier to handle when your loan officer knows about them early.

If you're under contract right now, or getting close, and something comes up, talk to your loan officer asap. Don't wait to see if it matters. It's always better to have the conversation before it becomes a problem.

Nobody really prepares you for the random little things that come with owning a house.

There's so much focus on what happens before closing that many buyers walk through that front door and realize pretty quickly they forgot a few questions. There are lots of little details that don't seem important until you actually move in: garage codes, alarm systems, warranties, who did the roof, and who worked on the plumbing. All the info that suddenly becomes very useful once the house is yours.

Hard lessons make the best advice, though 😅

There are a lot of misconceptions around mortgages, buyer commissions, and how this industry works in general.

Most of the confusion is because guidelines and options change constantly (not to mention there's a lot of misinformation floating around online).

That’s why having conversations with the right people matters and why the 15-second flashy TikTok, that one comment you saw on Facebook, and your cousin who bought a house in 2019 are probably not the best sources for mortgage advice... but I am!

If you have any questions, reach out because I would much rather you ask before assuming something that could cost you money, time, or unnecessary stress later.

Whenever you start your career as a Loan Officer, industry veterans will give you advice about how to do things, and they make it seem sooooooooo easy… But when things don’t really work the same way for you, you're left wondering what you're doing wrong.

As someone who went through the same thing, you might not be doing it wrong; you might just be doing the wrong things.

Once I stopped forcing strategies that weren't built for me and started leaning into my gifts (the way I connect, educate, and show up), everything changed.

Turns out the secret wasn't working harder. It was working like I was meant to.

Have you heard of the Zeigarnik effect?

Your brain keeps unfinished tasks in active memory until it gets a signal that the loop is closed. When I found out that it was a real thing, it explained a lot about the systems I'd already built without knowing why they worked. I just knew they let me actually stop at the end of the day.

These are my favorite hacks for keeping my brain happy. Hope something here helps you, too!

There are days this job might make you question if you actually make a difference.

We don't always know the impact of what we do. Most of the time, you're just doing the work, solving the problem, making the next call.

But this experience reminded me why it matters.

If you're a loan officer or a realtor who genuinely shows up for your clients, especially when the stakes are high and the situation is messy, don't forget that what you do is important.

Recently, I had a client come to me convinced she couldn't qualify.

She was approaching her lease renewal, knew she wanted it to be her last one, and booked a call just to put together a plan for a year from now. She assumed she needed two years with her employer before she could qualify.

She didn't. She was able to qualify now, so she quickly found a home she loved and skipped the lease entirely.

Most people who think they're not ready just haven't talked to the right person yet. If you have questions, I'm here to help.

I had a client who needed to refinance her home as part of her divorce decree. Simple enough on the surface, except she was receiving child support income that was going into a joint account, which didn't meet loan guidelines. We didn't have enough income history in her own account to use it for qualification.

She got it done, but not the way she wanted. Her father had to come on as a co-borrower to make it work.

If she had come to me six months earlier, we could have fixed the account situation before it became a problem. That's usually how it goes with divorce and real estate. The details that trip people up aren't complicated; they just need enough time to correct.

There is always that one borrower who texts you at 11:00 PM, the one who asks "Is everything okay?" after every single condition, the one who happens to be on Reddit and sees a post with mortgage horror stories, and is convinced that their own loan is about to fall apart…

And I get it: for most people, this is the biggest financial decision of their life. Of course, they're stressed

The thing is, a lot of that anxiety isn't about the process itself but about not knowing what's coming next. As loan officers, it's our responsibility to get ahead of it, answer the question before they ask it, and let them know what's happening and why.
