A few of my favorite client stories start the same way. Someone who had been told no enough times that calling one more lender felt like a waste of time.
Earlier this year, a woman called me and said she was about a year into a Chapter 13 bankruptcy. Sheâd talked to a couple of lenders, but both of them said they couldnât help her.
That didnât faze me.
I was happy to tell her that FHA loans allows someone to buy a home while theyâre in a Chp 13. Not every lender will do it, and there are requirements around trustee approval and payment history, but itâs possible.
We got her trustee approval, worked through the process, and she closed on her home a few months later.
I donât always know why other lenders say no. What I do know is that a complicated file isnât the same thing as an impossible one.
If you want to buy but arenât sure what your options are, it never hurts to ask. Worst case, you leave the conversation knowing exactly where you stand and what needs to happen next.
