Things my bank actually said when I applied for a fix-and-flip loan:
"We need your last 3 years of tax returns. And 2 more. And one more for good measure."
"This property has deferred maintenance. We cannot fund properties with deferred maintenance." (That is the point. That IS the flip.)
"Your LLC is only 14 months old. We require 2 years of LLC operating history."
"You said this is an investment property. Our investment property division is in a different building. And they are on vacation."
"We do not fund fix-and-flips. Have you tried a renovation mortgage? It is essentially the same thing but takes 4 months."
I ended up at Slate Financial. The deal got funded. The bank is still requesting documents.
Real estate investors: if the bank has been running you in circles, there is a faster path.
