Hi friends!

With the recent buyer's agent commission change there is yet another reason to use a low rate lender like me! The difference in my lower rate can be used as a credit to the buyer toward closing costs to pay their buyers agent commission...

Example: Most lenders (inc in house lenders) rate 6.625%- no lender credit to buyer

My rate- 6% so I could move it up to 6.625% (if the borrower chooses) and credit the buyer 1% of the loan amount that they can use toward costs to pay their buyers agent. :)

Not enough income on Tax Returns? No problem! Are there too many write offs on the tax returns to get approved for a mortgage? I have some of the absolute best solutions in the market to help!
Here are some alternatives to qualifying with tax returns...

-Bank Statement deposits to prove income (12 months or 24)

-Profit and Loss Statement for the business if bank statements deposits don't work then let's just use a P & L to qualify

-1099 only (we can use a 1099 and forget about any write offs on the return)

-Asset Qualifier- Have 100% of the needed loan amount in Assets accounts then you're good (great for high net worth clients that write too much off on their tax returns or Trust Fund clients etc)

Interest rates on these alternative documentation loans are hardly higher than conforming these days! Now is the time to take advantage of alternative income documentation loans at great rates!
