3 Things to know:

1. Today, the Federal Reserve Open Market Committee (FOMC) reduced the Fed Funds rate by 25 basis points to a range of 4.50% to 4.75%.

2. As of right now the Market has priced in a 68% chance of an additional 25-basis point cut at the final FOMC meeting for 2024. The meeting will occur on December 17th-18th.

3. In the press conference, Chair Powell was asked how the election and proposed changes in policies would impact upcoming decisions from the Fed. He was crystal clear that in the near term the election would have no effect. The Fed does not know the timing nor substance of the policy changes and what the impact these changes will have on the economy. My favorite quote….”We do not guess, we do not speculate, and we do not assume”.

Remember, mortgage rates are ahead of the Fed and the data guides us to move quicker than the Fed. The Mortgage Market priced in a nearly 100% probability of a 25-basis point cut today so no rate changes occurred.
