Homebuyers just went on strike.
The NAR Pending Home Sales Index fell 7.3% in September to 66.0 — the lowest since the series began in 2001, and far worse than the 0.5% decline economists expected. Down 11.3% from last year. Every region fell — Midwest down 6.5%. The Census Bureau backed it up: single-family housing starts -4.6% to 859,000, permits -4.0% to 845,000. Buyers are sitting out at ~7.4% rates — and pending sales are contracts, not closings. These are buyers who decided NOT to sign. When rates fall, they come back, and the leverage disappears. Buy while buyers are on strike. DM or call me.
