Fun Halloween for the kiddos. Weather was perfect so Seth made sure he made the most of it. Normally tired after a couple blocks but not this year. Laila came for a bit too in her "costume". 😆 Then there was the trading when they got home.

Seth even wanted to do the McLellan Manor Haunted House this year. I was surprised, especially when we were waiting in line and kids were running out the door they got so scared. A few younger ones with tears too, but Seth still went and no tears.

Costume credit for Seth is all Amaris Maldonado-Gajewski. She has always been in charge of the costumes amd I take them trick or treating.

We had a fun time last weekend at Century 21's trunk or treat. Candy, pony ride,and got to hang with his BFF. Always a good time.

We spoke in August. She had been informed by her landlord that they were going to put the home up for sale and she had till October 1st. It was a short timeframe but we needed to make it happen for her.

We were looking at options and she had recently taken care of some things that were going to boost her credit. Understanding it would take a couple weeks before the credit agencies update them, I advised that we should wait for it to update. This way she could take advantage of the down payment program IHDA.

Beginning of September came and we checked the credit. It jumped as we had anticipated and it was go time. We got her pre-approved and she began her search.

She was open with her search location which was important since inventory is still tight. She found a home and they put an offer in which got accepted. We moved quickly on the loan and were able to use the IHDA program to assist with down payment and closing costs.

Earlier this month we closed in time to make sure she met the deadline of the landlord. Congratulations Desiree Lynn Sweeney on the purchase of your first home. Thank you for trusting me to help you make one of the biggest purchases that you will do.

Thank you Denisse Sommerfeld for trusting me with your client and her home purchase. I greatly appreciate the trust you have in me to assist her with it. Awesome job finding her a home she loved quickly and negotiating a great price and credit for her.

Homeownership is possible, just need to have the right team in place to make things happen and work for you. She didn't compromise on the home and the payment was what she needed. Let's make it happen for you next!

Great time last week at the senior resource fair at Aurora Senior Services. Always love being in a room with other professionals that are focused on helping our seniors in the retirement years.

I had some very good conversations about the housing wealth and how to use it in the retirement years. A lot of ah ha moments from seniors that thought one thing but I was able to give them the correct, accurate information.

His original loan officer laughed and said what are you thinking, you can't afford that. You can't a purchase a home at that price. Here is the maximum price you can get and that's it.

His realtor Katie said to give me a call. It was a weekend and we connected on what he was looking to purchase and I said let's see what we can do. He completed the application and submitted his documents.

After we got all of the documentation, I told him you qualify for that price you want. He was surprised and didn't believe me at first. I explained that it took some extra time and documentation because of being in the union. We had to get the income for the past two years from all of his employers. The previous lender didn't do that. He simply told Derek he didn't qualify. He was wrong.

Fast forward to a few weeks ago and he closed on the purchase of his new home. He had to sell his home that he couldn't wait to get out of and did. He was able to purchase the home he truly wanted and he could afford even though the other lender said no.

Congratulations Derek on the purchase of your new home. Thank you for giving me the opportunity to see what options you had so you could get the house you truly wanted.

Remember, if a lender tells you no but doesn't put in the work, get a second opinion. Derek did with me and was able to buy the home he wanted!

We all say we want to leave a legacy. But is everything actually set up? POAs, wills, trusts, beneficiaries? Don't let the people you love inherit a mess. Have the conversation with your kids or your parents. It's a hard one, but it's a gift.
