🚨 Another DSCR loan saved 😬

This investor wanted to purchase a property as a short-term rental, but the original lender submitted the loan using long-term rental income documentation.

And just like that… the deal fell apart. 😳

Here’s the thing:

Just because a lender offers DSCR loans doesn’t mean they know how to structure them correctly.

DSCR loans are one of the most misunderstood products in the mortgage world, and we see files like this come across our desk all the time.

When this loan landed with us, we immediately identified the issue, corrected the structure, and got things moving in the right direction!

Especially when you’re dealing with investment properties, the wrong box checked can be the difference between a closing and a denial.

Just because a lender offers a program doesn’t mean they know how to navigate it!

Today I received a text from a client in North Carolina whose DSCR loan fell apart with another lender. The program was offered, but unfortunately there’s a big difference between offering a loan product and truly understanding how to originate it.

DSCR loans are specialized loans, and experience matters!!

When I learned what happened, I got to work! In fact, this weekend I spent a few hours 😮‍💨 completing continuing education requirements so I can obtain my North Carolina license and personally help this client get back on track. 💪🏻

This business is all about finding solutions, solving problems, and doing whatever it takes to help clients reach their goals. There’s nothing I love more! ❤️

Just spent 2 hours putting together meals for the next four days for Eli. Between grocery shopping, cooking, portioning, and cleaning up, it’s basically a part-time job. 😂

Lawd help me. 🤣 But at least the fridge is stocked, the meals are ready, and future me is going to be thankful!

Currently, FHA financing requires a seller to own a property for at least 90 days before an FHA buyer can purchase it. If this rule is removed, it could mean:

If you’re only comparing interest rates, you’re not getting the full story.

I recently reviewed a loan estimate for a buyer who chose another lender.

The interest rate was actually 0.375% higher than what I could offer, and when we compared the numbers, the buyer was bringing over $14,000 more to closing.

That’s why I always tell buyers: don’t just ask, “What’s your rate?”

Ask:
✅ How much cash do I need at closing?
✅ What are the lender fees?
✅ What loan program are you using?
✅ What are my monthly payments?
✅ What are the total costs?

A mortgage is much more than a single interest rate.

The best loan is the one that fits your goals, saves you money, and gets you to the closing table without surprises.

Before you commit to a lender, make sure you’re comparing the entire loan, not just one number!
