Popped over to Leigh this morning to see my lovely client Georgia. She got the keys 🔑 afew weeks ago and has got stuck in to renovating. Living in a bit of a building site atm but she's very happy as it's her own 🏠. Can't wait to see the end result. I'm sure it will be fab 👌

If you are losing out to other bidders, you need to put yourself in the best possible position.

✅️ get on the mailing list of local agents so you hear about properties first
✅ save as much as you can for a deposit so you have some wiggle room if downvalued
️✅ have a mortgage in principle in place
️✅ get your home on the market
️✅️ speak to a broker to find out what you can borrow and what it will cost

How lovely 😍. I didn't really do anything for these clients but they still bought me a gift and thank you card 🍾. Their situation was complex so they contacted me for advice. I told them to stay with their existing lender so no payment or commission for me but it was the right advice for the client 👍. Isn't it nice to feel appreciated?
