Coming off the end of your mortgage rate may be scary especially if you have been on a really low rate. My advice is don’t put it off…. Start looking around 4-6 months before the end of your rate…..

The Renters’ Reform Act will be introduced in 3 key stages. The first of which will be launched tomorrow - 1st May 2026.

Here are the headline changes to be aware of:

⚡️Section 21 ‘no-fault’ evictions have been abolished

⚡️Introduce Assured Periodic Tenancies in the PRS

⚡️Possession Grounds reform to create more balance between Landlords and Tenants

⚡️Limit rent increases to once a year
Ban on rental bidding and rent in advance

⚡️No discrimination against tenants with children or those on benefits

⚡️Landlords must consider rentals to tenants with pets

⚡️More power for local authorities for breaches

‼️ Interest Rates are moving quickly and in an upwards direction!

Just this week I quoted one rate for a client on Monday and by Tuesday the same mortgage was 0.5% higher. The bad news for that client was had they done the application on Monday then they would have secured the rate!

KEY TIP - Now is not the time for hesitation. Secure the rate you have been quoted ASAP. If rates go up you win . . if rates come down we can change to a lower rate.

REMORTGAGES - You can secure a rate up to 6 months in advance - so if your due to come to the end of your rate up to OCT this year - look at it now!!
