If you have ever applied for a mortgage as an NHS employee, chances are the lender found your payslip difficult to interpret.

And that is completely understandable. NHS payslips are unlike anything else. Instead of a basic salary you have AfC pay, unsocial hours enhancements, bank shifts, on call allowances and overtime all listed separately.

A standard lender does not always know which lines are regular and which are one offs. So they may only use your basic salary, which could mean your full earning potential is not reflected in what they will lend you.

The answer is not to change anything about you or your pay.

The answer is working with a broker who knows how to present your payslip correctly. It is not about finding a special lender, it is about making sure your income is packaged in a way that works for their criteria.

The answer to both is yes. With the right lender.

Your bank has one calculator and it applies it to everyone. It does not understand NHS pay, enhancements, or shift patterns.

NHS staff doing bank shifts: you could be earning thousands more than your lender is willing to recognise.

Here’s why…

Not all lenders treat bank shift income the same way.

Some won’t use it at all.

Some want to see a long track record before they’ll consider it.

Others will use 100% of it if it’s regular and can be evidenced properly.

That’s why two NHS workers with exactly the same income can get completely different mortgage offers.

The biggest mistake is applying to a lender before knowing how they assess your bank shifts.

A rejected application can make the next one harder.

This is why NHS staff need advice from someone who understands shift patterns, enhancements and bank work, not just someone plugging numbers into a calculator.
