Thinking of investing in a Buy-to-Let?

If you’re interested in investing in property it might be your perfect entry point.

We’ve compiled a list of need-to-knows ⬇

▪️ What is Buy-to-Let?
A buy-to-let property is purchased with the intention of renting it out, not living in it. It’s a popular strategy for generating monthly income and long-term capital growth.

▪️ How are BTL mortgages different?
Based on rental income, not just your salary
Typically require a 25% deposit (sometimes more)
Often interest-only to maximise monthly cashflow
You’ll need to meet rental coverage criteria

▪️ Rental yield
This is your annual rental income as a % of the property value. For example, £10,000 rent on a £200,000 property = 5% yield

It’s worth looking for high-yield areas with strong tenant demand

▪️ Managing the tenants
You can either manage the property yourself or use a letting agent which comes at a cost.

What are the different types of Bridging finance?

The three types of Bridging finance are Rolling, Retained and Serviced Interest.

So what’s the difference? ⬇

Whether you’re buying before selling, renovating a property or seizing a time-sensitive opportunity; bridging loans can be a powerful tool. But how you pay the interest matters. Here’s a quick breakdown:

Rolling Interest
● Interest is added to the loan monthly and repaid at the end
● Good for cashflow as there are no monthly payments
● It can add up quickly if the loan term extends

Retained Interest
● Interest for the full term is deducted upfront from your loan
● You know exactly what you’ll repay
● Less money is released even if you repay early

Serviced Interest
●You pay interest monthly
●Keeps loan size smaller and total cost lower
● Requires strong monthly cashflow
