UK Housing Market Update 🏡
The UK housing market is showing more signs of cooling this summer.
📉 Average asking prices fell 2.0% in August to £364,999 which is the biggest August drop since 2018 🙌
📊 Annual house price growth is also slowing, with growth now around 1–1.5%, while the number of homes available for sale remains high.
💷 Mortgage rates are still keeping affordability in focus, with the average 2-year fixed rate sitting around 5.1%
So, what does this mean?
👉 For buyers: More properties to choose from and potentially more room to negotiate.
👉 For sellers. Pricing your property correctly is becoming increasingly important.
The market isn’t crashing but the balance is shifting, with buyers gaining a little more negotiating power.
