Often, a full medical isn't necessary. Many policies can be approved based on a health questionnaire. 📝

For some, a doctor's report or a brief medical exam might be requested. This helps insurers assess your needs accurately. 🩺

No deposit saved up? That doesn't have to mean putting your plans on hold. 🏡

100% mortgages are making a comeback, meaning some buyers could get the keys without needing a cash deposit at all.

It's not for everyone, though.

Lenders will still look closely at your income, credit history, and overall affordability before saying yes.

And even without a deposit, there are other costs to plan for. Think legal fees, surveys and moving costs. 💷

If you can comfortably manage monthly repayments but saving a deposit feels like the sticking point, this could be worth exploring. 🤔

Want to know if it's an option for you? Speak to us and we'll talk you through it. 💬

The big announcement from today's Autumn Budget is that the Your First Home Scheme has officially been confirmed! ✅

We mentioned this a few weeks ago, but it's now official!

The scheme is designed to help more people get onto the property ladder.

Eligible first-time buyers could purchase a new-build home with just a 2.5% deposit, alongside a 20% government equity loan that's interest-free for the first 5 years! 🏡

Applications aren't open yet, but pre-registration will open before the end of 2026, with applications expected to open in February 2027 📆

Pre-registering won't commit you to purchasing, but will help you understand your eligibility and local property price limits.

You can read more here:

There's also news about a new First Time Buyer ISA!

The Government is planning to introduce a new, simpler savings account to help first-time buyers save towards their first home.

It's intended to replace the Lifetime ISA for new savers, although existing Lifetime ISA holders will still be able to continue saving under the current arrangements.

There's no confirmed launch date for the new ISA yet, but we'll keep you updated!

It's great to see some positive announcements for first-time buyers! 🤩

If you're planning to buy your first home, we can help you understand these changes, explore your mortgage options and prepare for your purchase 🏡

The clocks went back this weekend, extra hour in bed for most of us. ⏰

But if you spotted a mortgage rate you liked a few weeks back and now wish you'd grabbed it, we get why you're wondering about turning back time too.

We can't quite do that one, sadly.

What we can do is show you exactly what's available now and how it compares to what you had your eye on.

Rates move around often, sometimes weekly, so it's always worth checking rather than guessing.

If your current deal ends in the next 6 months, now's the time to speak to us.

That way you're not rushing when your lender's offer runs out, and you'll know your options well in advance. 📲

A brilliant new scheme has been announced to help first-time buyers in England get on the housing ladder 🏡

All you need is a 2.5% deposit saved, and the government could step in with 20% towards the value of a new-build home.

Using the average new-build price of £361,730 as an example, that's around £9,043 for your deposit... If you ask us, that's a steal! 🤩

There's also talk of an interest-free period at the start, giving you breathing room before repayments on that equity share kick in.

New builds also tend to be more energy efficient, so your utility bills could be lower from day one. 💷

We don't have all the details yet. Costs and start dates are expected at the Budget, and there will be household income caps and local price limits.

While we wait for more details, we can talk through your options

Some lenders will let you borrow up to 6x your income instead of the usual 4.5x. 📈

Sounds appealing, but more borrowing power isn't always a good thing.

A bigger mortgage means bigger monthly payments, so it's worth thinking about what actually feels manageable alongside your bills, savings, and everyday spending. 🔎

6x income also isn't something everyone qualifies for. It comes with its own set of criteria, so it's not just a case of asking for more.

The amount a lender offers you and the amount you actually want to commit to each month can be two very different numbers.

Our advice? Work out what suits your life, not just what you're able to borrow.

Myth 1: "You must stay with your current lender."

Absolutely not! You are completely able to switch to a new provider. We help you explore the whole market for options that suit you. 🔎

Myth 2: "It's always a huge hassle."

Not with us by your side. We streamline the process, taking the admin off your shoulders and making it straightforward for you. 📄

Myth 3: "You can only remortgage when your deal ends."

False! We can often start looking for a new offer 6 months before your current term expires, giving you ample time to secure a deal that works for you.
