👻 5 things that haunt me as your mortgage adviser…

1. “I’ve just taken out a new car on finance!”
Lovely car, but did we really need to do that three days before your mortgage application?!

2. “I’ve found my dream house, but I haven’t checked how much I can borrow yet.”
Please, please, PLEASE speak to me before you fall in love with a house you might not be able to afford.

3. “My mate got a better interest rate than that.”
Your mate probably has a different deposit, income, credit history, mortgage term and circumstances. Mortgages aren’t one size fits all!

4. “I don’t need life insurance, nothing will happen to me.”
Famous last words. You insure your phone, your car and even your dog, but what about the income paying for your home?

5. “I thought I’d wait until my fixed rate ends before contacting you.”
You’re telling me your mortgage expires NEXT WEEK?! We could have started looking at your options months ago!

👻 The real horror story? Most of these are completely avoidable with a little planning and a conversation with your mortgage adviser.

Love, your slightly haunted mortgage adviser x 🎃

When your mortgage deal comes to an end, staying with your current lender can feel like the easiest option.
They’ve already got your mortgage, they send you an offer, and you can tick it off the list.
But easy doesn’t necessarily mean it’s the best option for you.

There may be other deals available elsewhere, or a different type of mortgage might suit your circumstances better now than it did a few years ago.
It’s worth looking at the wider market before you make a decision - even if you ultimately decide to stay exactly where you are.
If your mortgage deal is coming to an end, get in touch and we can look at your options with you 💙

A lot of our job is numbers, paperwork, applications and emails.

But behind every application there’s something much more exciting happening.

Someone’s getting their first set of keys.
Someone’s finally getting the extra bedroom they need.
Someone’s moving closer to family.
Someone’s starting again somewhere new.
Someone’s staying exactly where they love, just with a new mortgage deal sorted.

That’s the bit we never get bored of 💙

🏡 Martin Lewis talking mortgages on tonight’s Money Show!

Mortgages were a big topic on tonight’s Martin Lewis Money Show, and there were some really useful reminders for anyone buying a property or approaching the end of their current mortgage deal.

Here’s a little round-up of the main points 👇

⏰ Don’t leave your remortgage until the last minute!

Start reviewing your options around 6 months before your current deal ends. You can often secure a new rate in advance, giving you some protection if rates rise, whilst still having the opportunity to switch to a cheaper deal if rates fall before completion.

💰 The lowest rate isn’t always the best deal!

Martin highlighted the importance of comparing what’s available, but also explained why using a mortgage broker can be beneficial. It’s not just about finding a competitive rate, it’s about finding a lender and mortgage that’s suitable for YOU.

📊 Your loan-to-value (LTV) matters!

The amount you’re borrowing compared to your property’s value can make a big difference to the rates available. Even a relatively small reduction in your mortgage balance could move you into a lower LTV bracket and potentially unlock better deals.

🔎 Get your finances mortgage-ready!

Check your credit reports for errors, avoid unnecessary credit applications and try to keep your finances in good order in the months leading up to applying.

🔑 First-time buyers, explore your options!

From Lifetime ISAs and schemes to help build your credit history, to guarantor and family-assisted mortgages, there may be more options available than you realise.

My biggest takeaway?

Mortgage advice isn’t just about finding the cheapest interest rate. It’s about understanding your circumstances, knowing which lenders are likely to accept you, and making sure you’re getting the right deal for your situation.

And whilst Martin recommends speaking to a mortgage broker, I’d go one further and say speak to one early! You don’t need to wait until you’re ready to apply to start understanding your options.

If you’ve watched tonight’s show and it’s left you with questions about your own mortgage, we’re always happy to have a chat! 🩵

🏡 Buying a house? Don’t forget about the extra costs!

When you’re saving to buy a property, it’s easy to focus on the deposit, but there are a few other costs you’ll need to factor into your budget too!

Here’s what you should be thinking about 👇

💰 Deposit: Typically 5% of the purchase price (can be less) although this can vary depending on your circumstances and mortgage options.

⚖️ Solicitor fees: You’ll need a solicitor or conveyancer to handle the legal side of buying your property, including searches and other legal costs.

🏡 Stamp Duty: Depending on the purchase price, where you’re buying and whether you’re a first-time buyer, you may have Stamp Duty to pay.

🔎 Survey costs: A survey can help identify potential issues with the property before you commit to buying it. Costs vary depending on the type of survey you choose.

🏦 Mortgage fees: Some mortgage products come with arrangement or valuation fees, although there are often fee-free options available too.

🤝 Mortgage broker fees: Some brokers charge for their advice and services, so it’s worth checking this upfront.

🚚 Moving costs: Whether you’re hiring a removal company, renting a van or buying furniture, don’t forget to budget for the actual move!

🔨 The little extras: Decorating, repairs, insurance and all those bits and pieces that quickly add up once you’ve got the keys!

Our advice? Don’t put every penny you’ve saved towards your deposit. Make sure you’ve got enough set aside for the other costs involved, and ideally a little financial cushion for when you move in.

Not sure how much you’ll need to save to buy your first home? That’s exactly what we’re here for!

At Hannie & Co Financial, we can help you understand your budget, borrowing options and the costs involved before you even start looking at properties.

Your home may be repossessed if you do not keep up repayments on your mortgage.
