Today’s term is Agreement in Principle.

Securing an AIP before you start viewing properties puts you in a much better position as it gives you a good idea of what you could potentially borrow.

Most solicitors will ideally want you to have one in place before putting in an offer.

Mortgage Term of the Day 💫

Today's term is Equity.

Home equity is the part of your home that you actually own.

It's worked out by taking the value of your home and subtracting what's left on your mortgage.

For example, if your home is worth £300,000 and you still owe £200,000 on your mortgage, then you have £100,000 in home equity.

That doesn’t necessarily mean that mortgage rates will stay the same. Most lenders have already increased their rates over the last few weeks, so it’s always worth keeping an eye on things🤍

Mortgage Term of the Day 💫

Loan-to-Value (LTV) is just the amount you're borrowing compared to the value of the property.

For example, if you're buying a home for £250,000 and have a £25,000 deposit, you'd need to borrow £225,000. That means your Loan to Value is 90%.

The more deposit you have, the lower your LTV will be, which can often give you access to better mortgage rates.

Not many people know about income protection and most assume it’s expensive without ever looking into it. In reality, it can be more affordable than you think.

Your income is one of your biggest assets. It’s what pays your bills, covers your expenses and helps you maintain your lifestyle, yet it’s often the one thing people don’t think about protecting.

It’s not the nicest topic to talk about, however, it’s something you don’t think you need until you do.
