This is a great question from my 55 plus clients looking to go into a reverse mortgage:

If your 55 and over and going into a reverse mortgage its doesn't matter what the funds are used for, for example help your kids buy a home, early inheritance, health expenses it doesn't matter its TAX FREE!

It would be nice to have more things in Canada tax free!

A pre-payment penalty happens if at any time you break your mortgage term early.

If you have a fixed rate mortgage term, your penalty is the greater of three months interest or the interest rate differential. If you have a variable rate mortgage term, your penalty is just three months interest.

If you have to go with a sub-prime lender because of one of the above reasons, your downpayment has to be 20% of the purchase price, you will also have to budget for closing cost and lender fees.

➡️You want to get your finances in order and get pre-approved. You will want to know how much you can afford, where your credit stands, how much you need for down payment and closing cost.
➡️ You have to make sure you have all your documents in order, no snapshots, and paper trail if you move money around to different accounts.
➡️You want to be able to access your down payment funds for a deposit on your house if accepted.
➡️Hire a real estate agent and go house shopping.
