🏦 The Bank of Canada has held the overnight rate again- meaning the prime rate has remained unchanged.

🤷‍♀️ WHAT DOES THIS MEAN FOR YOU?
🏠 If you are a variable/adjustable mortgage rate holder, your payment and rate will remain the same ✅
🏠 If your mortgage is a fixed rate, continue on, these announcements don’t effect you ✅
🏠 If your mortgage is up for a renewal, may be a great option to consider variable - if going fixed rates are rather stagnant at this time.

🤷‍♀️ WHAT DOES THE FUTURE HOLD?
🔮 If inflation accelerates there is a chance we could see a rate hike - however with the economy in a slump, we could see a decrease to help stimulate the housing market/overall economy. With two opposing focuses as play, economist predict the overnight rate will be kept steady this year as it has been.

🤷‍♀️”How much money will I have once our house sells?“

This is a question I love to hear! When we are doing a mortgage application for sellers looking to buy - we complete a cost sheet to get a proper estimate of the funds remaining for your next down payment!

On this sheet we consider realtor costs, legal fees for both selling and buying (HST!!) plus if there are any debts we need or want to pay out! Lastly we always make sure there is a buffer in case we need a bridge loan or if there are more legal fees, moving expenses etc.

👀 This is the most common mortgage question I get — and the answer isn’t just a number.

When someone asks me this, I look at:
✔ Income (and how stable it is)
✔ Existing debts
✔ Down payment
✔ Monthly comfort level
✔ Life costs calculators don’t account for

Because the max approval and the right payment are rarely the same.

The goal isn’t to buy the biggest house possible.
It’s to buy a home that still lets you live.

As per my post yesterday- here’s your update!!

📢 Mortgage Update!
Canada’s banking regulator — OSFI (Office of the Superintendent of Financial Institutions) — released its quarterly report TODAY!

Here’s what that means for house hunter and mortgage shoppers:
🏠 The mortgage stress test is staying in place for now — no changes on how borrowers must qualify.

📊 OSFI reaffirmed loan-to-income (LTI) limits for lenders, which means banks still have rules about how much high-leverage lending they can do overall.

👩🏼‍💻 They also opened a 6-month consultation on consolidating and modernizing mortgage guidelines — something that could shape future lending practices.

💬 Basically…. For now, the way YOU qualify for a mortgage hasn’t changed — but lenders are watching income and risk closely, and changes could be ahead once consultation wraps up in 6 months!

✅ Bank of Canada held the overnight rate today as expected!
→ Prime stays the same
→ Variable rates unchanged

Fixed rates? Still all about bond yields.

And keep an eye out 👀 — OSFI’s quarterly update is this week, which could mean changes to the stress test.
