A mortgage can fit your budget on paper and still not be the right fit for your life.

Maybe travel is important to you. Maybe you want room in your budget for hobbies, saving, starting a family, or simply going out for dinner without thinking twice about it.

That’s why I like to look beyond the maximum amount you can qualify for.

Your mortgage should leave room for the life you want to live outside of your home too.

Getting approved is one thing. Feeling comfortable with your payment every month is another.

Saving for your down payment is a big part of preparing to buy, but don’t forget about the other costs that come with getting the keys.

Depending on your purchase, you may also need to budget for things like:

• Home inspection
• Legal fees
• Property appraisal
• Home insurance
• Moving expenses
• Adjustments at closing

And once you move in, it’s always a good idea to have some savings left for those inevitable new-home expenses too.

Planning for the full cost of buying can make closing day a lot less stressful.

Rent or buy?

There’s no universal answer.

Buying can help you build equity and give you more control over your space, but it also comes with a mortgage, property taxes, maintenance, and a longer-term commitment.

Renting can offer more flexibility and fewer unexpected homeownership expenses, which may make more sense depending on where you are in life.

The better question isn’t “Which one is better?”

It’s “Which one makes the most sense for me right now?”

Your finances, lifestyle, future plans, and local housing market all play a role.

FAQ: Can I buy a home if I still have student loans?

Yes, having student debt doesn’t automatically prevent you from getting a mortgage.

What matters is how that debt fits into your overall financial picture. Lenders will look at your monthly debt obligations alongside your income, credit, down payment, and other expenses when determining what you may qualify for.

You don’t necessarily need to wait until every dollar of student debt is paid off before considering homeownership.

If buying is one of your goals, it’s worth looking at the numbers first before assuming your student loans are holding you back.

Online mortgage calculators are a great starting point, but they don’t tell you the whole story.

They can give you a quick estimate of what your payments might look like, but they don’t necessarily account for your complete financial picture, the mortgage you actually qualify for, or all of the costs that come with owning a home.

Think of them as a helpful estimate, not a final answer.

If you’re getting serious about buying, running your actual numbers can give you a much clearer picture of what’s realistic for you.

Your income is important when applying for a mortgage, but it’s definitely not the only thing lenders look at.

They’ll also consider things like your credit history, existing debts, down payment, employment stability, and how your monthly obligations compare to your income.

They’re looking at the overall picture to determine how comfortably you can take on the mortgage you're applying for.

That’s also why two people earning the exact same income could qualify for very different amounts.

Understanding the full picture before you start shopping can help you know what to expect.

Fixed, variable, adjustable... what’s the difference?

A fixed-rate mortgage keeps your interest rate and regular payment predictable throughout your term.

With a variable-rate mortgage, the interest rate can change as the lender’s prime rate changes, while your regular payment may stay the same depending on the mortgage.

With an adjustable-rate mortgage, changes in the rate typically mean your payment adjusts too.

There are pros and cons to each, and the right choice depends on your budget, plans, and how comfortable you are with changes in rates and payments.

You don’t need to know which one you want before reaching out. That’s part of what we can figure out together.

Getting pre-approved isn't just about finding out how much you can borrow.

It gives you a clearer idea of your budget, what your monthly payments could look like, and whether there’s anything you need to address before you start seriously shopping.

It can also put you in a better position when you find the right home because you’ve already done some of the financial groundwork.

Instead of wondering whether a home fits your budget after you fall in love with it, you can start your search knowing what makes sense from the beginning.

What’s happening in the Grande Prairie housing market right now?

Market conditions can change quickly, but the most important thing for buyers is understanding what those changes mean for your own situation.

Home prices, available inventory, interest rates, and competition can all influence what you can afford and how you approach your home search.

If buying is on your radar this fall, getting a clear picture of your numbers before you start looking can help you make decisions with a lot more confidence.

The market matters, but your own financial picture matters more.

Your offer has been accepted and your mortgage is moving forward. Now is not the time to make any big financial changes.

Until you have the keys, try to avoid:

1. Taking on new debt, like financing a vehicle or opening a new credit account
2. Making large purchases on your credit cards
3. Changing jobs or making significant changes to your income without checking first

Lenders can review your financial situation again before closing, and changes could affect your approval.

When in doubt, ask before making the move. It’s much easier to check first than deal with a surprise right before closing day.
