We would like to say that nothing phases us anymore but there are still a few messages from clients that get our heart rate pumping. If you are thinking of buying a house in the next year here are a few things you can do to help with your mortgage approval:
-Put the money for your down payment in the bank. The lender will want to see 3 months history of the funds so do it now
-Don't make major financial changes (new loans or switching to a job with probation or commission income)
-As you think about buying keep important paperwork in a file on your computer (T4's, NOA's, T1's, and business financials)
-Financing can take 2-3 weeks to get approved so set your date accordingly in your offer
