Getting Your Down Payment Ready

One of the most common questions I get is when your down payment actually needs to be available.

Once you have an accepted offer, your lender will need to verify where your down payment is coming from and confirm the funds are available before closing.

And remember... your deposit counts toward your down payment. It’s not an additional cost!

Here’s the timeline:

Deposit = Typically due shortly after your offer is accepted
Remaining down payment = Due closer to your closing date
Where does it go? = Your down payment is sent to your lawyer, not directly to the lender

Building your dream home? The mortgage process for a new build is different than buying an existing home-and understanding the process early can save you a lot of stress.

Here’s what to expect:

Step 1: Get pre-approved to understand your budget before signing with a builder.

Step 2: Sign your purchase agreement or building contract and pay any required deposits.

Step 3: Your mortgage is approved, but depending on your project, your financing may be set up in one of two ways:

Builder-Completed Home
If you’re purchasing a home from a builder that’s completed (or nearly completed), your mortgage funds are typically advanced once-on possession day.

Draw Mortgage (Custom or Owner-Built Home)
If you’re building a custom home or acting as your own builder, your mortgage is often funded through draws. Instead of receiving all the money at once, the lender releases funds at different stages of construction (such as foundation, framing, lock-up, and completion). Each draw usually requires an inspection before the funds are released.

Step 4: Once construction is complete and all lender conditions have been met, your mortgage converts to regular mortgage payments, and you get the keys to your new home!

Every new build is a little different, and choosing the right financing from the beginning can make the entire process much smoother.
