It was great to present at my business group today. It was even more special to have three of my amazing clients up on stage.

Today, we did some myth busting.

There are so many misconceptions and falsehoods spread around about new builds, so it was great to hear from clients who have actually taken part in building investment properties themselves, the great results and successes they’ve had - whether it be profit, good build times, or great tax benefits - and it’s always great to share a few laughs with friends.

Myths we busted:

> “It’s never worth what you’ve paid on completion”
> “It takes years to build”
> “It’s so hard to get tenants in new areas”

PropTrack’s latest data suggests a national average vacancy rate of just 1.37%. 🏡

For property investors, this means:

📌 Tenants are generally being found quickly.

📌 Despite tax changes, the main issue remains supply, which is simply not being addressed enough by the government (rents are still likely to keep climbing).

📌 Investors may find tenants stay longer or vacancy periods are shorter, helping with their cash flow.

Therefore, despite all the doom and gloom we hear about every day, opportunities still abound, and the numbers - especially on new builds which have been favoured in the tax changes that have now passed the Senate this week - are still very enticing.🔥
