WA property is moving into a more balanced and strategic phase. Growth is still happening, but the factors driving the market are changing. Interest rates are impacting confidence, affordability is influencing buyer behaviour, and decisions are being made with far more caution and intent.

Across WA, the fundamentals remain strong. Population growth continues to fuel demand while supply across both residential and commercial property remains tight. We’re seeing renewed demand for units and higher-density living, particularly from downsizers and buyers chasing value. Investors are also reassessing opportunities as lending conditions, holding costs and yields continue to shift.

This market isn’t about panic or hype. It’s about adjustment.

What does that mean for buyers, sellers and investors? Strategy matters more than ever. Buyers and tenants are active, but they’re educated.
