Through an SMSF, a $250,000 super balance could turn into a $600,000 residential property purchase inside the lowest tax structure available in Australia.

But from 10 August 2026, SMSFs can no longer enter into new borrowing arrangements to acquire residential property.

Here is what you need to know:

Existing SMSF property loans are fully grandfathered and can continue. SMSFs can still buy residential property outright using the fund's own cash. Borrowing for commercial premises remains available. And an SMSF is now the only structure where you can purchase an existing residential property and still negatively gear it.

The rules are complex and the consequences of getting it wrong are significant. This is not a strategy to navigate alone.

Demand is not slowing. Perth recorded 10,895 lot sales in 2025. 45% above the decade average. All being absorbed from a third of normal stock.

New land prices are at a record high. Up 78% in five years. Each quarter of waiting has cost buyers more than the quarter before.
