You don’t need to take time off work to see a mortgage broker.
In fact, you don’t need to meet me face to face at all.
Most of my clients never do.
Some clients start with a phone call or Zoom. Others simply send me an email or SMS and we have a call further down the track. There’s no set way you have to get started.
Documents can be uploaded securely and paperwork signed digitally, so the whole process can be handled without ever coming into an office.
It’s also why I can work with clients anywhere in Australia. Whether you’re around the corner from me in Brisbane or on the other side of the country, the process is exactly the same.
I also offer evening and weekend appointments, including Sundays, because between work, kids and everything else going on, finding time during business hours isn’t always easy.
Whether you’re buying, refinancing or just want to understand your options, you can get started in whatever way is easiest for you.
No office visit required.

I took my own advice last week.
I called my bank and asked them to review the interest rate on my home loan.
No refinance. No application. No paperwork.
They dropped my rate by 0.05%.
Is 0.05% life-changing? No. But I’d rather that money stay in my pocket than the bank’s, and it took me a few minutes to ask.
So here’s your homework this week:
Call your bank and ask them to review your home loan rate.
Tell them you’re reviewing your options and considering refinancing, and ask them what they can do to keep your business.
If they give you a decent reduction, great. Take the win.
If they won’t budge, get in touch with me.
I’ll have a look at your current loan and see whether there’s a better option available elsewhere.

What is BID, and why does it matter?
BID stands for Best Interests Duty.
As a mortgage broker, I’m legally required to act in your best interests when recommending a home loan.
That means I need to understand your circumstances, compare suitable options and explain why the options I present are appropriate for you.
It isn’t always as simple as finding the lowest advertised rate. I also consider things like fees, borrowing capacity, loan features, lender policies and your future plans.
When you go directly to a bank, the person you speak with can offer you that bank’s products. They’re representing their bank.
As your broker, I’m representing you.
That’s one of the biggest differences between using a broker and going directly to a bank.

Property values have changed significantly over the past few years, but do you know how much usable equity you may now have in your home?
Usable equity could potentially help you:
• Renovate or improve your home
• Fund a deposit for an investment property
• Consolidate personal debts
• Pay for a major planned expense
It’s important to remember that equity alone doesn’t guarantee you can access the funds. Your income, expenses, existing debts and borrowing capacity all need to be considered.

One of the biggest surprises people get when we look at their borrowing capacity is the impact of their existing debts.
A personal loan, car loan or credit card might not seem significant compared to the home loan you’re applying for, but lenders don’t just look at the balance owing.
They also look at the monthly repayment.
That repayment reduces the income available to service a new loan, which means a relatively small debt can have a much bigger impact on your borrowing capacity than you might expect.
Credit cards can also catch people out. Even if the balance is paid off each month, lenders will generally assess the limit available, not what you currently owe.
But don’t automatically use your deposit to pay out debts or close credit cards. Depending on your situation, keeping the cash may be more important.

One of the biggest compliments I can receive isn't about interest rates or turnaround times.
It's hearing that a client felt supported throughout the process.
Buying a home or refinancing can feel overwhelming at times, so I want every client to know they have someone in their corner to answer questions, explain their options and help them make informed decisions.
