Buying & Selling Same Day? The #1 Tip Nobody Tells You. Moving out, cleaning, handing over keys and moving in, all in one day? Here's how to make it easier. The single most useful thing you can do is negotiate access to your new home one to two weeks before settlement. Move the big furniture early, shift the boxes gradually and avoid one frantic day.

11/10/2026

Same day settlement, (where you buy and sell your home on the same day) can be the cleanest way to move house, but only in the right situation.

It works best when both sales are simple:

➡️ standard properties
➡️standard buyers
➡️no unusual conditions.

The more moving parts in the chain, the more chances for delays.

Part 2 of our 5-part series on buying and selling at the same time.

Thinking of selling your home and buying the next one on the same day? Here's what most people miss.

Simultaneous settlement means no bridging loan, no renting in between and one smooth move. But the biggest challenges aren't financial, they're timing and logistics.

I share the things to get right: negotiate early access, aim for a 90-day settlement, line up your team early and have a backup plan.

This is Part 1 of our 5-part series on buying and selling at the same time.

Higher interest rates don't necessarily mean there’s nothing you can do. 🏡

When repayments increase, it can be a good time to take a closer look at how your home loan - and your broader household finances - are structured.

From making better use of an offset account to reviewing your budget and regular expenses, a few practical changes may help make higher repayments more manageable.

And if it’s been a while since your home loan was reviewed, it may also be worth checking whether your current loan and rate are still competitive.

Upgrading your home using equity (Part 3)? Having equity in your current home, can allow you to buy the new home you've fallen in love with first, then you get up to 12 months to sell your old home (using a bridging loan).

In this video I cover how the equity works when you use a bridging loan. There are many advantages of being able to buy first.... including securing the home you really love. Bridging loans are the most common pathway to doing it.

This is part 3 (of 3) from the series on using equity to upgrade to your next home.

There are two layers using your equity for a bridging loan:

➡️Borrowed equity - this is your deposit, which is accessed upfront by borrowing it from bank.

➡️Realised equity - this comes after you sell your existing home.

🤔 If you've only bought a new home using equity once before - or never like most people - it's hard to avoid the traps and mistakes. We help manage it for you to avoid the risks.

If you're new here, hey 👋, I'm Victor and I'm a mortgage broker. Hoping to teach you a little about taking out and managing your home loans. General information only, not financial advice. Book a free 20min call for personalised home loan advice.

📣 The RBA has raised the cash rate again.

Yesterday, the Reserve Bank increased the cash rate by 0.25%, taking it from 4.35% to 4.60%. This is the fourth increase we’ve seen in 2026. 📈

🏡 For mortgage holders, the important thing now is what your own lender does with rates - and what that means for your repayments.

If your home loan rate increases, it can be a good time to review your loan rather than automatically assuming your current lender is still the right fit.
💬 Not sure where your current rate sits? Get in touch with our team and we can take a look.

Planning on upgrading your home (part 2)? The biggest questions I get are how much equity do I have and should I buy or sell first? Both are linked, here's why.

💰 Your useable equity is the deposit for the new home (covered in part 1 of this series). The amount helps determines your path - sell your current home first, or buy first.

For example, if you don’t have enough equity (for a deposit), you may not be able to buy the new home first which means you have to sell first or do a simultaneous settlement - read on to learn more on the three paths to buying and selling.

🤔If you've only bought a new home using equity once before - or never like most people - it's hard to avoid the traps and mistakes. Let us manage it for you to avoid the risks.

The paths:

🏠 Path 1. Sell current home first then buy new home – once the home is sold, you know exactly how much equity you can use as the deposit for the next home (as you have it in cash). ➡️ The risk is property prices can rise while you wait for the right home to buy.

🏠 Path 2. Buy and sell at the same time (simultaneous settlement) - as you’ll be accessing the equity before selling, to use as the deposit for the new home, you won't know the exact sale price or the exact amount of equity you have- so we estimate both when we apply for the home loan. ➡️ The risk is overestimating what your home is worth and what you can spend on the new home as it leads to not getting your loan approved or having a bigger mortgage than you wanted/can handle.

🏠Path 3. Buy new home first, then sell within 12 months using a bridging loan – as with path 2, we estimate the value of your home and the amount of equity. ➡️ The risk is over estimating what your home sells for and also how long it takes to sell and settle as each day costs you interest as you're holding two loans. Time is money.

More on this in part 3 of the series.

Simple way to work out how much equity you are sitting on today .... to use as your deposit for your next home. It’s called your useable equity and it’s the number that matters.
Useable equity = property value x 80% - current loan.
Part 2 coming up covers how equity can determine for you whether you should buy or sell first.
