Here’s my tips on how to secure a property and give yourself a chance of purchasing it without overpaying, spoiler alert it comes down to your terms.

To put in better terms you want to be pre-approved.

That's a wrap on JL's Purchasing Tips.

Five things. Get them right and you're playing on the front foot at every inspection this spring:

1. Your non-negotiables, what MUST be there
2. Your flexibles, what CAN move
3. Your budget and ceiling, where you stretch, where you walk
4. Pre-approval, sorted before you fall in love
5. Stronger offer, same money, better position (the expert tip)

I've watched clients spend six months chasing places that were never right. And I've watched others secure the exact right home on their second inspection, because they'd done this work up front.

The difference isn't luck. It's clarity.

Now, if you're one of the many who need to sell YOUR place while you're buying, that's exactly what I'm covering next. Five different ways to do it. Ranked safest to riskiest.

Save this if this is for you, or send it to someone you know it could help.

Here’s how you give yourself the best chance of securing the property with out paying more money.

Sellers want the best price but they also want the strongest offer which doesn’t always mean price.

Once you’re pre-approved and someone has personally looked at your entire financial position and given you the all clear you can look to reduce your finance clause time frame on the contract or (consult your broker for this) remove it entirely.

When I sold my own place, I had multiple bidders at the same price. One offered a 21-day finance clause. The other offered 7 days.

I took the 7-day offer. Every time.

Because a shorter finance clause = less risk for the seller = a more attractive offer.

Once you're pre-approved, you have a lever most buyers don't know about: you can make your offer STRONGER without paying a dollar more.

The play:

- Get pre-approved before you offer
- Know which lender's turnaround is fast
- Talk to your broker BEFORE you submit the offer
- Match your finance clause to what the lender can actually deliver

And in some cases, with the right consultation, you can remove the finance clause entirely. Cash unconditional. Strongest offer possible. This is a serious call and only ever made with a broker in your corner.

Money moves the needle most. But once you're pre-approved, there's often a better offer you can put forward, without paying more.

Pre-approval is the first move. Not the last.

It does two things you can't do any other way.

For you, reassurance the bank will lend, with no hidden surprises. Time for us to workshop any grey areas up front, instead of scrambling under a finance clause.

For the agent and seller, confidence you've done the work. That confidence can genuinely sway their decision.

The right place doesn't hang around. Every day you wait to organise finance is a day another pre-approved buyer walks past you at the same open home.

And there's one more thing pre-approval sets up. A finance clause lets you walk away if your finance falls through. Being pre-approved removes most of that risk, which sets up the biggest lever a lot of buyers miss. More on that in the next post.

You'll always have a number in mind.

But doing your non-negotiables and flexibles FIRST changes how you look at that number.

Two scenarios I see all the time:

Scenario A, over budget, everything you want. The place ticks every box. Just above your hoped number. There's a conversation to be had: can we lift borrowing capacity? Are there additional funds we haven't factored in? Or, is it genuinely worth the stretch to you?

Scenario B, on budget, missing must-haves. The price is right. But it's not really the property you wanted. You might be comfortable passing. Or putting in an offer that reflects what it IS, not what the seller's asking.

There's no right or wrong. Knowing your ceiling is what lets you sleep easy after making the call.

A number without context is just a number. A ceiling with a reason behind it is a decision you can live with.

There's what you need. And there's what you'd like.

Non-negotiables tell you when a place is on the yes list. Flexibles tell you when it's worth stretching for.

Might look like:

- An older or dated aesthetic (if you're planning to renovate)
- A busier road (if everything else is right)
- An extra 10 minutes' travel
- Missing that one appliance you've always had

For me, it was a bath. Wanted one. Couldn't get everything else I needed with it. Gave in there. Got everything else.

Non-negotiables lock in what MUST be there. Flexibles unlock what CAN move.

Without knowing your flexibles, you'll rule out great properties for the wrong reasons. Both matter. Both need to be clear before you inspect, not after you've fallen for something.
