The 2026 Australian Federal Budget was released on the evening of the 12th. So, what are the key changes? 👀

This year’s Budget includes personal income tax cuts, the Working Australians Tax Offset, a $1,000 instant deduction for work-related expenses, as well as proposed changes to negative gearing, capital gains tax, family trusts, small business, NDIS, energy and healthcare.

In simple terms, working Australians will continue to receive tax relief. However, for property investors, the Government’s policy direction appears to be shifting more support toward new housing supply, while the tax advantages of existing investment properties may be reduced. 🏡

Whether you are considering buying an investment property or already holding one, these changes are worth understanding early.

Next, we will provide a detailed breakdown of the proposed changes to negative gearing and CGT, and how they may affect property investors.

After the holiday break, here’s a quick update on Australia’s property market for the first quarter of 2026 🏡📊

According to Cotality, national home values rose 0.7% in March, taking quarterly growth to 2.1%. However, the pace of growth has started to slow compared with late 2025, and the gap between different cities is becoming more obvious.

Sydney and Melbourne have both seen slight declines since late November 2025, while Perth continues to lead the market with very strong growth 🚀, driven by low housing supply. Lower-priced homes are also performing better than higher-end properties, showing that buyers are becoming more price-sensitive.

Overall, regional markets remain resilient, but with sales activity slowing and ongoing pressure from interest rates, cost of living, and global uncertainty, Australia’s property market is likely to ease further in the coming months 📉
