Most pre-approvals are valid for a limited time because lenders must verify that the information used to qualify you is still current. Income, assets, employment, credit, and debt can all change over time, which is why an updated review may be needed if your home search takes longer than expected.

Believe it or not, renewing a pre-approval is often much simpler than starting from scratch! If your pre-approval is approaching its expiration date, reach out to your lender before you find the perfect home. Staying up to date can help prevent delays when you're ready to make an offer.

Memorial Day is more than a long weekend or the start of summer. It’s a time to reflect on the sacrifices made for the freedoms we enjoy every day and to recognize the families who continue to carry that loss. One surprise many first-time homebuyers don’t expect? Your first mortgage payment usually isn’t due immediately after closing. Depending on your closing date, there is often a gap between closing day and your first mortgage payment. In some cases, buyers may go a full month before making that first payment.

For example: If you close in June, your first mortgage payment may not be due until August.

Why this happens is because mortgage interest is typically paid in arrears, meaning your payment covers the previous month’s interest rather than the upcoming month. While this can give buyers a little breathing room after closing, it’s still important to budget wisely. Closing costs, moving expenses, utility setup, furniture, and other home expenses can add up quickly!

PMI, or Private Mortgage Insurance, is something many buyers will come across when using a conventional loan with less than 20% down!

While some people see PMI as a negative, it can actually help buyers become homeowners sooner instead of waiting years to save a larger down payment.

A few important things to know about PMI:
